Sean is awesome. He came out the day after I called to give me a bid and he was there on time - from Redmond. He walked me through my drainage/waterproofing issues and told me exactly why my basement (and all those in Ballard/Phinneywood area) would flood when it rains hard. When I asked him how much it would cost I had a figure in my head and was ready to be shocked, but it was right on. I then canceled a bid with a corporate waterproofer. Within 2 days he was on site and in 4 it was done. They were on time, mostly early and they did an excellent, clean job. Super nice and really cares about doing the right thing and keeping his good name.

We noticed some water damage in our basement and needed some help. We called few contractors and give estimates and they all had different ideas on how to solve the problem. We ended up hiring Sean because he was very straight-forward in his explanation of what he would do. In the end we were very happy with the job - his team provided exactly what we were looking for and executed the job on time. During the job he was very transparent on the status of the job and the progress. We are very relieved that our basement shows no signs of water damage!

Sean was excellent to work with and very accommodating. He is an exceptional communicator and responded immediately to any of my questions. He is extremely knowledgeable about his line of work. I appreciated his approach because all the work was done on the outside of the house. He used top quality materials and guaranteed to eliminate any water from getting into the basement. His crew started on time and finished ahead of schedule. They restored the landscaping as much as they possibly could to the way they found it. I highly recommend Sean for any water proofing work that needs to be done.

Sean and his crew were great, Sean made a change in his schedule to come to our house during the crazy rain during Thanksgiving and was the first and only that spoke knowledgeable to us about what was going on with our drainage. He was extremely professional. We did have to wait for the repairs to start due, that being said there were other customers of his that were in worse shape and Sean was able to come a day earlier than planned. His crew was there on time, worked extremely fast and was done in about a day to a day and a half. You can hardly tell they were there (minor issues w/concreting drawing due to the time of year but they are going to come fix once it is more dry out). I am/was highly impressed with Sean and would highly recommend him! I am hoping we don't have to call again, but if we did need someone we would definitely call Sean. Thanks!

Overall, Sean Knibbs and his crew of Irrigation and Landscape Management were great, working very diligently and consistently on five drainage items, several garden retaining walls and paver driveway and walkway. Sean was easy to work with in discussing what we wanted along with suggesting alternatives where challenges based on existing construction or desired materials would be problematic. He was flexible and met our desires whenever possible. The finish work on the paver driveway using polymeric sand and protection of gardens and lawn could have been a little better. Sean doesn't write notes; Email him with reminders of discussions.

Project: Install, Replace or Repair a Main Water Pipe

My water main was leaking at 400 gals. a day. I called several plumbers and contractors. Sean's company, Irrigation and Landscaping Management, Inc. was the best price by many thousands of dollars. He showed how trenching would be preferrable to boring, especially in my rocky soil. The trench (over 150 ft.) was dug, line laid and under house plumbing done in under 2 days. The trench was filled, grass replaced so that you couldn't tell there was any work done. Sean and his crew are outstanding! I'm thrilled with his work and professional attitude.
