Utilities
Verify the status of all utilities at the property, the presence of the exterior A/C unit, exterior line sets for A/C, exterior sub panel for the A/C, the condition of the exterior utility meters, exterior well pumps, septic tank, electrical weatherheads, all electrical/plumbing connections to well pumps or exterior water softeners. Provide photos of the all of the items listed above or the location of the items if they are missing.
GENERAL REPAIRS
Please observe and document the condition of any of the following items that might be at the property; exterior decks or steps, gutters and downspouts, foundation, mobile home skirting, exterior siding/stucco/wood surfaces are are intact with no visibly exposed plywood, insulation, or house wrap, fences, and retaining walls. Provide photos of any issues described above and bid to fix any issues.
INSTALL SUMP PUMP
*Bid only* Provide operational status of the sump pump. Submit bid for installation of sump pump if required. Provide the status of the electricty. If utilities are on and sump pump is present/not present and if actively working. Provide utility company information on the UTILITIES line item. Provide photos of the sump pump crock, electrical panel showing status of electricity.
Plumbing Inspection
This is a visual inspection only for the plumbing system. We require photos of water heater and the connections to the plumbing system. Additionally, take photos of all visible plumbing lines to document that system looks to be visually intact. If plumbing lines are damaged provide bids to repair.
HVAC Inspection
This is a visual inspection only so take photos to document the status of the interior heating and electrical systems (furnace, boiler, electrical panel, radiators, etc.) is intact with no visible damages.
