Write a ReviewThis is the second time they have come out to a property I own to figure out a water intrusion problem that no one else could figure out. Johnny is so experienced that all he has to do is look at the problem to diagnose the correct fix. He has been immediately correct both times and very quick to fix the issues I had at each location. I would hire them again without hesitation and recommend them to anyone having similar water issues.
Johnny and his crew are the best! I had so much trouble finding a waterproofer in LA. But, he was a breath of fresh air. He was so responsive and knowledgeable and always put me at ease! I cannot recommend AR contracting enough.
If you need your foundation waterproofed right then I highly recommend Johnny and his crew. They are expert waterproofers, their pricing is fair, and they're extremely reliable. They also offer a lifetime guarantee for their work. We hired A R Contracting after water infiltrated our basement during the storms last winter. Johnny did extra work to ensure the job was done right, such as applying waterproofing adjacent to the foundation and underneath the path next to the building to ensure water did not intrude around the corner of the foundation. He did not charge for extra services like that, as it was his priority to make sure everything was adequately waterproofed. Johnny accounted for every detail of the process and regularly walked us through what he was doing and why in order to ensure proper waterproofing and drainage that would last basically forever. As an example of Johnnys commitment to service, after the job was finished, we had an issue with an electrical outlet for one of our sump pumps. The outlet itself was not Johnnys responsibility, but when the issue happened, he was getting ready to drive over late on a Sunday night in the rain to help fix it. We figured out what that the problem was on our end so he did not need to come down, but this was a solid demonstration of his commitment to standing by his work. We spent all of the last rainy season nervous about the water intrusion problems getting worse, but thanks to the work Johnny and his team did, we are confident that the work Johnny did will keep all the water out this winter and for as many winters as we live here.
A couple months ago, during the heavy rain, my unit got flooded really badly. I was pretty distraught since this was the 2nd time it happened within a year. After the 1st flood the previous year, an unqualified, incompetent general contractor failed to properly waterproof the retaining CMU wall of the room. I made some calls and got in touch with a waterproofing company to properly repair the wall. Being a structural engineer, I knew proper drainage was also crucial. Once the job started and all the earth was excavated, I started to look for a drainage professional. That's when I found Johnny's yelp business page. From the moment I first talked to Johnny and explained the situation, I knew right away I had found the right person. Just from the specific terminology I was using and his response, I was confident right away he'd be the right person for the job. Johnny came by the same day to take a look at the job site and determine what needed to be done. Right away, he noticed the french drain was completely useless. Not only was it broken, it wasn't even connected right. Not only did I have a CMU wall which was not waterproofed, I also had a non-functioning french drain which was connected to my surface drain above. So basically, none of the water was draining out. Needless to say, this wreaked complete havoc to my unit. One of the things I am so grateful for is Johnny was there to see the waterproofing the other company was doing. He noticed that they were not properly performing the job. He informed me right away and notified me I would have the same issues again during the next rain season. I made a call to the other company, and explained to them the issues. Long story short, they ended up cutting their work short, because the trust and confidence for them to properly repair the wall was gone. Luckily, Johnny is also a professional waterproofer. I am so glad he took over the duties of repairing the wall as well. He has a good, hard-working crew and is super thorough. One of the things I love most about his work is he treated my unit as if it was his own. You don't really see that often from anyone these days. He repaired everything, added a SUMP pump to control overflow of water, & made sure everything was working properly before recompacting the soil. He had all the necessary tools to recompact the soil properly. The previous general contractor, who didn't know what he was doing, just poured the soil back up without compacting it. All in all, I am so glad I found Johnny to take care of a very stressful situation I was put into. He knows exactly what he is doing. He's extremely knowledgable and easy to work with. I can't recommend him enough to anyone finding themselves in a similar situation. Do not hesitate, for a second, to contact Johnny. You'll be in good hands and will rest easy knowing he actually cares about doing things right.
Johnny and his team were pros and utmost professionals in everything that was done at our property. We had a pretty significant leak into one of our ground level condo units, that appeared to be flowing into the unit through some hairline cracks in a drain which occurred early in the rainy season in 2023. He was very professional and gave an honest assessment of the situation and a few options for repairing the problem. He communicated with us very well and gave us a timeline as to completion of the project. Everything was done very professionally and with as little bother to us as possible. I am happy to report that we are over a year since he has completed repairs, and his work kept us completely dry during all of the crazy, crazy rains we had in Pasadena in early 2024. AR Contracting is the best waterproofing company in the city of Los Angeles. Johnny is knowledgable and personable and holds multiple certificates that ensure the solutions to your drainage and waterproofing projects are unrivaled. He is now working on a second project at the condominium complex in Pasadena that I live in. The first was completed in 2022 and involved waterproofing to the foundation, adding a French drain, sump pump, waterproofing around windows, and adding a stucco sweep. He knew exactly what to do and how to get it done. His workmanship and craft are impeccable. He is doing the same thing on a different part of the building this year. He always picks up his phone and can explain what needs to be done in 10 different ways. He has no problem doing this until you the client, the HOA board, the city, or your concerning relative understands how his recommendations are going to work and why each step is necessary for the success of the waterproofing and or drainage problem. I can not recommend him enough.
