I use an IR camera on all my inspections and do not charge an extra fee. If your not happy with the inspection and the report and I can't make you happy, the inspection and report are free.

They were very friendly, courteous and listened to my concerns regarding mold possibilities in my home. Dale showed me how his equipment worked in finding moisture, mold, etc and explained what he was doing every step of the way. I would highly recommend their services!

Dale and his Wife are fantastic! Me and my wife called them in to do our home inspection for a home in Layton that we are buying. They are both very friendly and knowledgeable about the home. My wife called other inspectors and they were the best for the price for an entire inspection and they did a meth test for us as well. What i liked though was that unlike other inspectors we contacted they wanted us there for the entire inspection, and that makes sense because it's your home, and i want to know whats going on with it. This is our first home and Dale and his wife's knowledge pointed everything out and how to fix it, which i loved because i'm very much into fixing things myself than hiring other people. Will tell everyone about their services!

Dale contacted me the same day. He came out as scheduled, on time. He did his work quickly and efficiently. Dale and his wife are very friendly and accommodating. He was very clear and easy to understand when explaining the needed repairs. His report was emailed and a hard copy mailed to me in a timely manner. He also came out to re-inspect the roof quickly. I will use them again in the future. Very impressed!

The overall experience was 100% beyond expectations. They came out to the house to do our buyers home inspection and allowed us to stay throughout the entire home inspection and answered all of our questions as well as doing a detail in person review that same day of their inspectors notes of which they later compiled in a very detail oriented and categorized booklet along with emailing us the digital copy and pictures. The only two minor miniscule observations i made is that they marked that there was an electrical dryer outlet that wasn't receiving power which after further inspection by an electrician was found to be receiving power. The electrician stated that it is a common mistake to use a general electric detector due to the depth of the electrical box and wire recession which prompts a false negative reading. The second thing i learned through this was that there were minor structural variances within the homes foundation which were brought to our attention via this home inspection. However it is worth noting that you can ask home inspectors if they have structural engineering degrees of which can better address these types of home foundation issues directly at the time of inspection and potentially let you know what the long term costs will be from either repair or continued deteriorating damage. ALL in all i would recommend and use them again.

Dale was great to work with. His VERY through inspection probably saved me $10,000. As a building specialist myself I knew many of the issues I expected to find in the home I purchased. Dale found so many more and really took his time going through my new house. He was prompt and the detailed inspection he submitted included pictures of every issue, so I had more negotiating power with the seller. He also gave me a list of things that will need to be fixed in time that are just general cost of buying and owning a home. I would recommend him to anyone hands down.

WOW! You cannot go wrong with this choice. I was seriously impressed with Dale Nelson (the owner). My real estate agent was impressed as well. We had an inspection of our first home located in Bountiful, UT, last week. Referred by: researched certified inspectors online (google) Current Price: $260 Pros: Exceeded my expectations Expertise Friendly/down-to-earth Patient Takes time to answer questions and explain findings in person Encourages you to call if you ever have any questions--even years later Price is reasonable/competitive Tells you small maintenance items that can be done to prevent later major repairs/costs Cons: None My Home Specs: Condo (legally) but townhouse in substance Built: 1993 Sq Footage: 2250 Condition: Well-cared-for Dale is an engineer of some type, has built multiple houses from the ground up, and has all the major certifications (CMI, IAC2 Radon and Mold, InterNACHI, Infrared) in a state that requires none to be a house inspector. All of this training shows in his knowledge and explanations. Granted--I have very little knowledge of these things. But my realtor has flipped houses for more than a decade (and I imagine knows a thing or two about houses) and acknowledged Dale's expertise, specifically using the word "impressed." He and his wife are a team--she checks the minor things (appliances, cabinets, doors, etc) while he inspects the major/technical stuff. A report is emailed and a nicely organized physical copy is mailed with pictures of everything, descriptions of their findings, and detailed descriptions of how to fix or maintain the item. Also the report contains sections on how long each item should last and replacement costs.

Dale understood my concerns, demonstrated a great amount of professional compassion, and whose services far exceeded the dollar amount. Others in his industry (I talked to 7) lacked all the above and insinuated the almighty dollar was more important than the people calling. Beneath The Shadows showed me nothing but respect and care about the toxins my kids and I are living with. All communication by phone, in person, and email reflected their expertise and genuine concern for my family's safety! I am their customer for life!!!
