In 2014, I hired checkmark plus to inspect my first home purchase in life. There were four PTAC units in the apt that were all beyond useful life. The inspector failed to point out potential thousands of dollars of cost to replace the units. Within 18 months of home purchase, one unit failed which cost me $1000+ to replace (quotes from contractors were $1500 to $1800 each unit). In 2019 when I sold the condo, the buyers inspector listed the ages of those units and replacement costs as #1 issue in his inspection report. Buyer would not sign the contract without me paying out of pocket for those old units I inherited. I paid thousands of dollars as buyer credit to close the sale. When I approached checkmark for compensation, he hired an attorney representing his insurance company. Given that as a first time home buyer, I didn't know this kind of claim should be brought up within four years, his attorney rejected all claims. Checkmark limits their liability to their inspection fee only. You should reject this clause because the company has professional liability insurance He also missed other items that costs hundreds of dollars to repair but the cooling/heating units were the most costly miss. I do not recommend this firm.

Herman performed the inspection for a house that we recently purchased. The house is relatively new, yet he took his time and inspected it thoroughly. He is very knowledgeable and also brings his HVAC experience into play when performing the inspection. During the inspection, he also gave me detailed instructions/suggestions on how best to maintain the house and the various utilities, although this is not a part of the inspection process. This is what I call value added service! Herman is professional and sticks to his commitment relative to the actual inspection process and the report delivery. I highly recommend him!

Herman did an exceptional job when he came to do a home inspection. I hired Herman for my second house purchase, wish I knew about him 14 years ago when I got my first house. First at all very professional and knows very well what he's doing, very detailed inspection, every inch of the house was inspected, even though the house is almost like a new construction, built in 2011, bottom line if you are looking to buy and you want to know everything about your new house, bad, good and solutions, just give Checkmark Plus a phone call and hire him for the inspection, you'll received a very extensive detailed inspection report as well.

Very detailed inspection, Herman took the time to review every room of the house including the surrounding areas. He is very knowledgeable and willing to share information with you during an inspection. We receive a very comprehensive report within 3 days after the inspection.
