The biggest piece of advice I can give if you are thinking of hiring Gavilan, *do not!* Run away! Our experience could hardly have been worse. They will talk a great game of how well they will take care of you all the way up until they get a signed contract. After that, they will act like they are doing you a favor just taking the job. We were even urged to display appreciation for the completion of tasks which were well within a General Contractor s purview. Despite all the talk about having employees, this is a one-man shop, which farms everything out to subcontractors. They will promise responsible and thorough oversight with a dedicated Project Manager, but you will only ever see their sub-contractors on-site. And the sub-contractors are often confused regarding their own scope within a project. Do not expect much *due diligence* from this company. Gavilan hired unlicensed contractors, which put our project in jeopardy with the city. Communication is terrible. Lack of expertise in the industry is apparent. Do not expect valuable project updates, just many many calls asking for money. And, do not expect any project discussions be had over e-mail. The only response to e-mails will come via a call, where they will use the cover of no written documentation to berate, make threats to stop everything and, that is right, demand more money. Gavilan is not interested in the final product, just each of the paychecks until they get the final one. Due to issues with the contract, we got to see that Gavilan expected a 42% gross profit margin after all subcontractors and materials were paid! This would be the cost for their *expertise* and project management. Oh, and one of the refrains we would constantly hear was, *When this project is finished, I am going to take you out to a nice restaurant!* Yeah, that is exactly what I would want to do after getting fleeced... eat and drink with the fleecer. You would be better off being your own General Contractor if you are thinking of hiring Gavilan. We spent more time covering for Gavilan s incompetencies and borderline fraudulent practices than we ever saved by handing our project over to them and are much poorer for the experience. Take my advice, do your homework before signing a contract with any contractor. Do not just take their references into consideration, check with the CCB, and building department. Check the permits the contractor has pulled and see if you can get in touch with the clients for a real reference on the work performed.
