Review by Gary L. in Belton, MO
Do not use this contractor. We hired Grahovac Construction on 9-17-18 to paint our home and repair rotten wood. He told us about his years of experience and quality work. His estimated completion time was 10-10-2018. The first two weeks he was on the job site some, and it was clean and good. After that, it went downhill. He did not work after that, and his workers did not show up many days. The job site was left dirty and in poor quality. He promised to finish the job and correct the problems. Grahovac only came when he needed a check. He requested final payment early and promised to make things right, and we so we paid him. Big mistake on our part. Workers were showing up at dark, dusk, or not at all. We terminated the contract on 12-12-2018.
Response by Grahovac Construction, LLC: Gary, I am empathetic to your frustrations. However, we did inform you in our first discussion about the project that an exterior renovation of that scale during Fall and Winter is very prone to delays. Painting cannot occur if the substrate is wet, or if the temperature is too cold; these conditions were present a majority of work days during the time period you mention. We were disappointed when you terminated the contract. It was rather surprising given the limited amount of work remaining, and that we were not told until the crew arrived on site to finish the work. Only a few days prior you told my father how pleased you were with the project. We stand by the quality of the work we were allowed to perform. We also stand by our adherence to our product manufacturer's guidelines concerning temperature and moisture. I would be happy to reinstate our contract including the warranty contained within it and complete the minimal work remaining should any still exist pending removal of this review. Please contact me directly to discuss such a resolution.

Grahovac construction replaced some rotten siding on the outside of our house. From the get go they were very courteous and worked with us. We were on a strict budget and they worked to help us with our limits. The work was professionally done with good attention to detail. The workers were very respectful and, courteous and friendly. All questions I had were discussed in a manner that helped me understand the process and the solutions needed. The crew worked until the job was done and in a timely manner. Very good business. Would hire them again.

Review by Kevin V. in Prairie Village, KS
Project: Install Carpentry Framing
Hired Grahovac to build a small gable on the front of an existing structure. We had architectural drawings that were made available to him from the beginning of the bid. We agreed on a price and scope of work and after 1 day notified me that the price would either be double the original bid or the drawings would have to be re-done. This should have been caught before any work was done at the site. I worked with the architect to correct the drawings and Grahovac said they could continue within 2 weeks based on the updated plans for an additional change order charge that I agreed to. A couple of days before the scheduled (re)start date, I was told that they were unable to complete the job and that they would be keeping approximately $1,500 of my deposit for the work they had performed which now can't be used based on updated plans. Work which shouldn't have been started in the first place if the bid was an accurate reflection of the drawings. When this review was originally posted, I was notified by HomeAdvisor that Grahovac had called to say he had never been contracted for this work. After providing receipts and estimates the review was approved and posted as accurate. ***UPDATE: The owner's father is an attorney and has threatened a lawsuit if this review is not removed. I would strongly recommend against using this Company based on my original review and potential for lawsuits.
Response by Grahovac Construction, LLC: Kevin, I understand your frustration, but your review is far from an accurate assessment of the reality of the situation. 1. The payment terms and procedures are in the contract, including the late fee policy. As we have all W2 employees, it is essential that we are paid on time every time. You were not threatened with late fees, you agreed to the terms in the contract. This language is not specific to your contract, it is in all of our contracts. You were not charged any late fees. 2. At Grahovac Construction we vigilantly follow the plans provided to us to ensure our clients are getting exactly what is requested, and to ensure compliance with code and local ordinances. The set of plans you provided us for the bid process were drastically out of scale. When we realized the this, we promptly notified you of the problem. 3. Since the structure was going to be twice the size if built without changing the drawings, and since your architect was on vacation, we presented you with 3 options. We offered you a change order wherein we perform the redesign for your approval that your architect could stamp upon returning, we offered you to wait on any change order until your architect had returned and redrawn the plans, and we presented you with the amount that would be due if a termination of contract was needed. The termination of contract amount due was a reflection of costs expended up to that point. We elected not to charge you for the loss in production days incurred as a result of errors we did not cause. You elected to wait on any change order. 4. For your conversation with the architect, we provided you detailed information to simplify the discussion. Your response to this information was, "I need you to tell this to the architect. I'm not paying you both to be each other's secretary." At that point, despite the extra time and commitment we were not obligated to expend, I had multiple calls with your architect. I also marked up the plans clearly showing the issues and the changes needed.. multiple times. 5. We never agreed to a change order scope or price. The drawings were not rectified for nearly a month. By the time the drawings were completed, our schedule was sold out two months. Rather than force you to wait until the next available opening in our schedule to complete your project, we notified you that we would be unable to complete your project. We did not add to the termination of contract amount due sent weeks prior, even after hours of phone calls and design work to rectify the errors with the plans we did not cause. You had paid in in excess of that amount by $1,127.02, which we promptly refunded to you. We also offered to refer you to other contractors that may have had room in their schedule, which you declined. 6. I sympathize with your situation. Your frustration isn't unreasonable, but it is being directed at the wrong entity. Grahovac Construction went above and beyond to rectify a situation we did not cause. 7. I r

Their owner came out and met with me. His focus was solving the problem, not patching the damage which I really appreciated. Of the 4 bids I received, he provided the highest. I don't have any regrets. The quality was great, the problem is solved, and the damaged areas are replaced. What stood out above all else was the customer service. They sent over photos with very detailed markups indicating the work they were proposing to perform. They also sent a write up on what had caused the damaged areas and description of how the proposed work would correct the problem. The bid came prior to the date they told me it would, they were never late, they finished ahead of schedule, and the young crew were very friendly. I've had several repairs and remodel projects over the years on my home, and I had never experienced anything like this.

Grahovac came out the same day and repaired two interior doors, so they would close. Extremely professional on the phone, and friendly in person. Would hire again.
