JM Property Inspections.com is a locally owned and operated company. I have been in the construction business for 25 years and served as a building construction teacher, developed over 100 properties and served as CEO of In State Carpentry LLC. I have served in the United States Army, I have a bachelors and a Master's degree in vocational education and industrial arts. I have completed courses in home inspection and I have a New Jersey / National license as a home inspector. I am a member in good standing with ASHI-American Society of Home Inspectors and I am fully insured. We use HomeGauge inspection software to generate a professional report with a password protected link for viewing. We specialize in new home construction, single family, commercial and condominium inspections. We will do a HUD inspection.

Within the same week, I hired two inspection companies to do a home inspection on this property we were purchasing, JM Home Inspections LLC being one of them. Both companies found the obvious, like cracks in the driveway, doors not latching, crawlspace insulation falling down, etc. JM seemed a bit more thorough, finding missing electrical grommet in the garbage disposal, a wrong breaker size for the A/C, and a few other things. In particular, JM noticed a characteristic odor on the 1st and 2nd floor which they believed emanated from the cold-air intake in the crawlspace. Both companies found the crawlspace to be damp, but JM suggested a possible mold/fungus/other problem. They proposed an air quality test and took a sample at the site, but we did not move forward with sending the sample to the lab because settlement was only a few days later. They suggested there's a need to condition the crawlspace with a French pit and vapor barrier to prevent mold/fungus/mildew. When presented with these findings, the seller at first argued but eventually offered a reasonable compromise to help pay for these repairs and enhancements. JM sent two people to do the inspection (Brian and John) and Brian spent time with me at the end of the inspection going over pictures and findings and commenting on what to do about these items. Both companies produced an impressive report within 24 hours, but JM's was 80 pages compared to the other company's 40 pages, if you consider that a measure of quality. I think both companies did a fine inspection job, but JM was a bit more thorough.

I used JM Property for my first Home Purchase. Due to this being a new experience to me they took the time to explain the details of the inspection and issues I could be facing in the near future. They were very knowledgeable and took there time inspecting everything thoroughly and went into spaces and moved appliances to further inspect, which I can definitely appreciate especially seeing reviews of people who have used inspectors who skimmed through hard to reach areas. I will be recommending to friends and family. Also, I received a thorough report of the inspection the same day with pictures explaining every detail of what was found. Thanks again JM

They missed aluminum wiring on my inspection, which ended up costing me thousands.
Response by J M Property Inspections, LLC: They had a Zinsco box which was a recall box in addition the box was not readily accessible meaning there was obstructions blocking us from opening the box we could not open the box to check wiring these comments are already in the report and we recommended her to check the entire system out by a qualified professional electrician please make sure to always read the report and we are here for any questions.

They missed baseboard heaters that don't work, outlets in the kitchen that don't work, a new bathroom that wasn't plumbed correctly AND our home insurance company dropped us due to the condition of the siding. You would think a good home inspector would have alerted us to this possibility! During the day of the inspection, the owner of this company was buddying up to my real estate agent apparently to drum up more business. Overall, a really terrible job and ended up costing us $500 for the heating repair, $300 for the plumbing repair, $500 for the electric repair and siding is going to be no less than $7,000 to repair. This is really happening to us and it is really NOT okay.

There are a few companies out there with similar company names you may have gotten us confused with them.

The customer service leading up to the inspection was good. The inspection was good. I have not received my written report which was promised in 48 hours. No replies to text or email.
