Jamie was very prompt in getting back to me, he did the work the next week. He informed me of everything that he was doing and sent me pictures of his progress . His work product was exactly what I was looking for and his pricing was fair. He was neat and cleaned up each day before he left. I would hire Jamie again.

Mr. Riordan replaced our decaying rear porch with a marvelous, large, well-made new porch of pressure-treated wood. We strongly recommend his wooden porch construction abilities. He worked very hard on this porch for a half-day, then a full day, then another half day. He took his before and after photographs. But on the fourth day, when he was due to finish the sanding of the porch, and the removal of the old porch and new building debris, he did something unethical. He pressured me to make the final payment to him for his contracted projects here, and then left, without removing the construction debris and without finishing the sanding (although it was a nice day with no rain). I emailed him, and asked him what his intentions were with the construction debris, which was piled very close to our garage door. He knew that we were trying to clear the garage to get our car into it before the snow comes, which will happen very soon. Also, the debris included rotted wood with as many as six long, rusted nails facing up. That was a hazard. He replied that he would pick up the debris early in the following week, and then emailed and said that he would pick it up the next week. Then he emailed very early the next week, and told us that he wouldn't pick it up until the week after that. I told him, accurately, that Home Depot people were coming by on that Thursday to evaluate our old garage door's aperture and possibly to begin to replace it, and that they wouldn't have sufficient access to the garage with the pile of wooden debris there. He then said that he would come by on Friday, which he did. It didn't help us with Thursday's appointment. There were times, when he asked me to examine his supposedly completed work, that I gently mentioned the need for sanding in spots, or for more trimming on a large bush. His response was always the same: "I was going to do that." But my strong impression was that this was a pat answer, and that he hadn't intended to do that. My impression of Mr. Riordan is that he is very capable in the construction of pressure-treated wooden porches, and can be strongly recommended for that, provided that he is forced not to take shortcuts such as not putting in one of the stair railings and not sanding. He tested my limits constantly regarding his taking of shortcuts. He should never have insisted on the final payment before the substantial building refuse had been removed, the yew bush had been cut as agreed (something he argued to me about), and the sanding of the porch had been completed. He had agreed to do a small amount of painting work for us, beyond the contract between us; we bought the materials for that and he okayed them. He had also agreed to install awnings over our porches; we bought the awnings, and he okayed them. I requested a written estimate from him twice; he never sent it. But perhaps because I had objected to his behavior over the large pile of wooden debris, an
Response by Jamie Riordan: The porch was finished in a timely manner due to the weather which was raining so I worked when it was not raining. The porch after it was completed should have been sanded, due to the weather it was impossible to sand because it was so wet. When the porch was designed by the customer, they only wanted one railing so the cats would not jump over the fence. When the customer saw what it looked like she then asked for a second railing. (that cost was at my expense). The construction debris was piled neatly in the driveway and it was explained to the customer that it would be picked up the next week because there was no room in the truck because of the tools, but due to the weather it was pushed out one week. This was explained to the customer which they had no problems. The cutting of the yews that had over grown the front porch was not difficult, however the husband and the wife had two different thoughts on how they should have been cut down. The husband wanted it trained because he liked them and the wife wanted them gone. I explained that I could trim them first and have them look at them and if they didn't like it I could cut them down, which is what ended up happening. The customer also wanted to have the front walkway fixed and a temporary railing installed on the front cement stairs. This work was being done instead of the painting and the awning. Whenever a project was completed the customer was asked to view it and accept it and sign off on it. If they had any problems, I would correct them before they signed the contract and payment was received. The customer signed off on three projects and issued three checks stating that they were happy with the work.
