    Beware! James does not honor his warranties! Earlier this spring, my tenant informed me that her AC was no longer blowing cold air. I called Morris Mechanical to come check out the unit at which point, I was told that it had a significant leak and that it would make more sense to replace the whole unit. I had him try charging the unit first, and sure enough, it was blowing warm again 1 month later, so I called James at Morris Mechanical to come replace the unit. I was told I had a warranty for 1 year on labor, 5 years on parts, and 10 years on the compressor. The unit has never worked right. On July 19, the tenant messaged me pictures of the outside compressor covered with ice. I called James to explain the problem and he made it back to the house on the 21st. All I could get out of him regarding the issue is that he "has a leak he needs to find". This cycle was then repeated over the next month and a half 7 times. Each time, he would leave, the unit would work for a day, and then freeze. The unit would not get the house cooler than 80 during the hot afternoons. It became such a common occurrence that Mr. Morris completely stopped responding to me altogether with a status and just worked directly with the tenant to coordinate "fixes". The last time that Mr Morris was at the property was Aug 29th. I contacted Mr Morris on Sept 3 once again for the same issue at which point he told me that the AC unit is perfectly fine, is no longer leaking, and the problem must be my duct work. He refused to come back out to honor his warranty and take care of the problem. I then called another contractor to come and inspect the system. They came out on Sept 6, but really couldn't do much since the unit was frozen solid. We turned the unit off overnight so it could thaw. They did see evidence of leakage, so I contacted Mr. Morris and asked him how he wanted to proceed. He was combative, swore that there was no leak, and said I would need to take him to court. He then proceeded to tell me that the problem is 100% with the duct work and that I should learn about CFM and airflow. When I reminded him that by accepting the job, he's also accepting the condition of the site, and besides, the old unit which was there for 20 something years never had an airflow problem or froze over, he stopped responding. They returned on Sept 7 and checked levels. It was nearly a pound low on refrigerant (in 1 week!) which indicates that yes, there is definitely a leak. They returned again on Sept 10 to perform a thorough leak check. Aside from several missing screws, they discovered two refrigerant leaks: one near the coil, and one at the coil itself and stated that the proper fix is to replace the whole coil. I was also told by the technician that if there was indeed an airflow issue, any qualified HVAC technician would have seen this as soon as they hooked their meter up at the end of the installation. I emailed Mr. Morris the video demonstrating the leak test
