Very reluctantly, I feel the need to give an up-to-date report on the current renovation of my garage by Kris Sullivan. It's certainly not that I want to bash Kris the previous review has done that. It's just that he needs to be held accountable, since he has only been partially professional and marginally responsible up to this point. In the planning stages Kris was cordial, creative and easy to work with. Overall the workmanship THAT HAS BEEN DONE has been good. However, reaching the all-important completion deadline is out of the question. The contract states "3-4 weeks" to complete the project. We're into the 5th week now and saying the project is one third complete is stretching it. Every day I wonder if anyone is going to show up at all. For the Sullivan crew, starting work at 11am and putting in 2-3 hours is a long, grueling day. Many days no workers have clocked in at all and I end up sending Kris a message asking him what the work plan is. His excuses for his tardiness and truancy (from the very first meeting when he was over two hours late, was this a red flag?) have been varied, ranging from predictable to comical, e.g: "caught in traffic" We can't start on the agreed date because bad weather has forced me to be late on another job. We have to wait to order the window. (The front window is still not installed). Another client had a water break and I needed to attend to it. "Don't worry, we are on schedule." Etc. etc. When we signed the contract, Kris stated that he (or his crew) would be working from 8/9 am to 4pm, because, quote, that is the best time to get stuff done and not disturb the neighbors' LOL The day the mason's cut the outside wall for a door, they didn't show up until the afternoon, and were still blasting brick past 7pm. Needless to say, my less-than-thrilled neighbors were not laughing, and I had the enviable task of apologizing to them for the workmen's late hours. You see, it's not so pleasant when your neighbors aren't happy with the ongoing dust and mess while you are writing the checks and on top of it all you don't see tangible progress. In contrast, Kris certainly has no problem promptly cashing his check. Today at 11:00 am, with not a soul in sight cutting, painting or hanging drywall, I decided I'd had enough. I told Kris I will be deducting $600 dollars a day for every day over the deadline the project is not complete. This is being very generous in relation to the total balance of the contract and considering all the time spent cajoling the workers. I told Kris if he doesn't like this due process of contract law, he can tell the judge when we go to small claims court. I feel aggravated that I've had to constantly scold and prod this company and even take the time to write this letter; it's like I'm dealing with teenagers rather that grown men. Perhaps, if a fairy appears with a magic wand and POOF! Kris finishes this renovation project by the agreed date, I can write a favorable review as a sequel.

Contracted to have a deck built in July with Sullivan.. Contractor got paid but repairs and finishing touches have yet to be done. Deck was stained but didn't cover properly. Hoping that Sullivan Services comes out and finishes job. Bought deck furniture, but it's sitting on lawn till contractor is done. Lost most of summer enjoying my deck.

The owner, Kris Sullivan lied about dates to us. Used shoddy materials, sent workers in that did not know what they were doing. We had to fire him 2/3 into the project that was started in June and still nowhere near complete due to all the problems created by substandard workmanship. The bathroom shower was pitched completely wrong and we have to pay a plumber and carpenter to come and tear it out and do it over. We have 12' ceilings and the stairway going upstairs was painted so badly along with the main room downstairs, the bathroom and the laundry room that we had to hire a painter at the price of $1800 to fix it all. His people tried to fix it and didn't cover any brand new furniture in the basement and got paint all over a $2100 leather sectional and spackle all over a $348 chair. They used a brand new $300 desk for a workbench and scuffed it all up and put holes in it. They decided that they weren't going to extend the electrical outlets that were flush to the wall prior to doing 1/2" drywall. So now that they were recessed a 1/2" decided to cover them with a metal plate (nice touch in a family room). They hung doors and didn't finish the framing. Our downstairs bathroom door which was installed by a professional carpenter was taken down for some reason and when it was put back up the frame is now BACKWARDS! They put rugs in upstairs and were supposed to do the baseboards but once again took a shortcut and did not remove a railing to cover the baseboards and just left that area bare. They installed hardwood floors in the basement and one area buckles while there is another area they dropped a saw and damaged it and just left it. They took our appliances out to do the laundry room on the day we were scheduled to be hit by a Nor'easter and left them out there during the storm. When I tried to contact the owner he would not answer. Our door between the laundry room and the rest of the house disappeared and we have no idea where it is. The door installed between the garage and the laundry room is no longer a fire door and they never put the female part of the door jam in the wall. They removed a custom cabinet door and replaced with a door that actually had holes in it! They painted OVER hinges throughout the downstairs, installed french doors and varnished ONLY where you could see. Not between the door and the wall. If you use this service BUYER BEWARE! The owner only responds when it is something good and NEVER responds immediately.

The contractor did a great job. He was prompt, professional, and knowleadgeable about the work. He cleaned up after the job. I give 5*** for the job well done.

Project: Hire a Handyman
There are a few items we did not discuss initially but he suggested how to use a screen in my rear deck door to get the air, but the dogs and cat could not destroy. I will definitely have him back to adjust the door. Chris explained everything he did. and did a beautiful job. He also gave me information and an amount on a job to fix the ceiling in my back bedroom. The job is his when I clear out the room Personable, clean , and thorough.
