The building has large cracks in the stucco and has had renovations on the ground floor last year where contractors replaced much wood rot. The contractors felt the wood-rot extends into the second and third floor balcony areas, the main beam and the landing areas. We are having stucco removed tomorrow (12-14-2107) around these suspect areas and need wood rot repair estimates. We are having our annual HOA meeting to vote on which estimate to move forward and get started.

Comment: I am in the bottom unit of a 2 story condo. My shower/tub/commode room has water dripping down from the fan/heat lamp/light can in the ceiling. Need to find out where the water is coming from. I shut off the water to the suspect unit above me but need to verify the damages and source of the water. Talked to the HOA emergency people and they want me to determine the aforementioned items. Talked to the owners of the unit above when they came home about midnight and told them about the leak. Told them we will find a solution tomorrow but they have no water because it is flooding into my house. So later today, Sunday, about 7 or 8 am I need to get going on finding a solution. Comment: The Ocean Front Villas HOA needs to hire a "wood-rot" contractor to replace rotted wood in the framing of the 4-plex building. There are large and numerous cracks in the building stucco around various areas of the building. In June 2017 the ground floor condo was renovated and 'wood-rot' was found and repaired throughout the ground floor condo. The architect and contractor said it appeared there was more "wood-rot" around the complex outside the purview of what they were hired to repair. They suggested we get "wood-rot" repair/replace estimates for 2018. This project will involve a scissors-lift or scaffolding to repair the 2nd and 3rd floors balcony areas, probably not required around the garage areas.
