"I needed a foundation crack repaired and scheduled for Ram Jack, along with 2 others, for quotes to get that repair done. After receiving a quote from another business, to the tune of $53,000 for "other problems discovered", I had Ram Jack come out and did not tell them what the first place said. After they crawled under the house, took measurements, etc, they found nothing wrong with the foundation, advised me that I was not in need of their services, and provided me with the names of a few well-known and trustworthy local businesses that could repair the foundation crack. I cannot tell you what a relief that was and how impressed I am with the Ram Jack's honesty and integrity! They are definitely on my list of trustworthy people to deal with in the future, if / when needed!"

"I researched 4 companies to fully encapsulate a crawlspace damaged by flooding and rats. I also did a lot of research into possibly doing it myself so i knew what to look for. John's was the most expensive, but they were all in the same general ballpark. I was put off by some of the competitors marking insulation as "extra" and not including in their initial estimate. Insulation is required! John's costs a bit more but you get more too: John's insulated the entire floor with wrapped foam pads, dug a drain trench around the entire perimeter, jacked up every concrete pier to slide vapor barrier underneath the posts, and used proper mechanical fasteners on all of the wall insulation boards. Every nook and cranny was sealed with spray foam. The workers were amazing. They did not cut any corners. They nipped and tucked every tight little spot and never complained or made excuses. They built a plastic clean-tunnel every day and took it down down every afternoon. They did not leave behind trash. My crawlspace is clean enough to literally eat off the floor now. I would recommend John's if you want your job done correctly."
Trim around fireplace was removed and mold found along the base
Fiberglass was drooping away from the home, removing its insulation value
Fiberglass Insulation was falling down in clumps from water weight
This window had been upgraded and given trim to give a clean and finished look
Re removed the below-grade sections of the wall and waterproofed with ThermalDry Radiant vapor barrier and installed a drain system around the interior perimeter

"Mipa and his team were very communicative and worked hard to get the job done one time and with the highest quality. Mipa checked in regularly throughout the job to ensure we were satisfied with the placement and that our vision was met. We had an 80 foot easement replaced that abuts our house and our neighbors house, a new set of stairs in the front of the home and connecting walkway, a new stamped, stained and sealed backyard patio and matching pad for our outdoor dining table as well as a new fence and gate into our backyard to better utilize the space without encroaching on our neighbors property in the shared easement. A couple of lessons learned regarding concrete work since this was our first time. 1) If you are planning to have concrete work done outside all of the exits of your home know that you will need to find an alternative route to exit your home for a minimum of 2-3 days. Keep in mind pets and children. If you are having stain and sealant work know that a week or two after the pour (and stamp) they will be back and you will have another 2-3 day period where you cannot walk on the area (including pets) or it will leave marks. We were able to manage this but it was tough and the extra days came as a slight surprise because the work got delayed due to the weather. 2) The weather delays things! We had the work done in February 2023 in Portland so it was a very wet and cold month with a nice unexpected dump of snow in there as well. They canâ t pour concrete if it is going to be raining significantly. They canâ t pour concrete if the temperature will be dropping below 40 degrees during the cure period. Similar issues with stain and sealant. Mipa was great at letting us know what weather conditions would delay the job and when the next stage would begin but it was an adjustment to have things extended out. 3) Never use salt or de-icer on your concrete- yes, even the â concrete safeâ versions. We had salted a small portion of our new concrete about two weeks after it cured enough to roll our cans up during the snow storm. We ended up with minor damage to the brand new beautiful concrete. It was lesson learned for all involved."

"I have had two issues since they installed the new sump pump and irrigation. Issue number one was water still getting passed the new concrete. The other issue is that the new concrete was not level at all which has caused issues with the new flooring I installed. However, their customer service is top notch and will work hard to take care of you."

"I contacted Foundations First NorthWest and a couple of other contractors when an inspection revealed some foundation settling and crawl space damage. I chose Foundations First to make the repairs because they included more work, and at a lower price, than their competitors. I can't say enough about how professional everyone at Foundations First NorthWest was, from the first meeting with the sales rep to the constant communication with office staff throughout the project. Every step was completed without a hitch -- getting permits, engineering, the repair work and county inspections. The work crews worked quickly and efficiently on both the installation of stabilizing foundation piers, and also on the crawl space repairs. And they left the work areas in a very clean condition. I highly recommend Foundations First!"

"Best in Concrete Services lives up to its name. Mipa, the owner, provided me with very thorough explanations of his approach, and why and how the concrete pours would be successfully accomplished. His extensive knowledge and experience greatly impressed me. His very expert crew completed all their work on time and as described in the detailed contract. Their work totally satisfied and impressed me. I recommend Best in Concrete Services without any reservation."

"After meeting and getting quotes from 6 other contractors we felt most confident and comfortable choosing Cretec Concrete. Spencer was very prompt meeting with us and delivered a quote the next business day. We knew aster discussing our needs his company would be the right fit. Our project consisted of a complete demolition of existing concrete patio, removal of grass and regrading the area to accommodate a new drainage channel. Our new patio is over 1400 square feet that is colored and stamped. It is exactly what we were looking for maybe even better than our expectations! Spencer and his crew were very friendly and professional. They completed the job in even less time than we anticipated. We would definitely hire Cretec Concrete for any future concrete needs"

"Barn Rescue – My barn was hit by a vehicle, which broke a large post and pushed section of siding out from under the roofline, plus major damage at ground level. Brad shored it up for the winter with an array of jacks and an enormous chain to ensure the thing wouldn’t fall down till they could return in the spring. Come spring, they fully replaced the damaged section’s support members and facade, and added bracing to the attic, rendering it stronger than before. Foundation support: The sagging beams and jerry-rigged support columns in the dirt basement of our 18th century house were inadequate. They dug and poured a dozen footings and lally columns, supporting a line of new 6x6 and 9x9 beams that provide solid support to the house above. They showed up promptly every day, worked fast, and left the site clean and finished. Both Brad and Chad have a deep knowledge about old houses and the techniques that were used, and I felt my historic register property was in good hands."

FAQs for concrete foundation repair projects in Vancouver, WA

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
