824 Concrete

We hired Ken to extend our two car driveway into a three car driveway. He also would redo our stairs to the the entryway and repair a crack in our garage floor. Everything started off great. Ken appeared to be a hard worker and was willing to get the job done right plus he had all these great reviews on Angi. We agreed on a price and a time frame both of which changed after paperwork was signed. Initially, work was to be done in may then things got pushed to July. We asked for work not to be done in the second week of July as we had a trip planned. However this was the only time Ken could get the project done as he had others lined up. Kens a professional what could go wrong. We ended up with a driveway with an approach so steep that you can no longer pull a sedan head in first. We did figure out that you can back a car in without scraping too bad so that is what we have been doing. The front stairs are a disaster not even square, they are awkward and not at all what we asked for. The stairs still have wooden forms at the base covered in concrete He took weeks attempting to correct the stairs because the forms were built wrong and could not be removed. The entry way for the front of the house now has a pad that is 3 inches longer on one side then the other and is obviously not the same angle as the house. The three car driveway is now a 2 1/2 car driveway. Had we known this was going to be the outcome we would have changed our minds about extending to a 3 car. According to Ken the approached to the driveway could not be widened to accommodate a 3 car driveway because the city would not allow it. However he did not disclose this to us prior to prepping for a three car driveway and paving the side yard over so we just had to deal with it. I suspect that Ken did not pull a permit prior to starting the work and that is why the approach is so intense. I believe he allowed his workers to drink on the job as I found beer cans and bottle caps randomly in my yard where work was being done. However I never did not see anyone drinking but I was only here for a portion of the work that was done. Given the amount of mistakes that occurred I would put money on drinking happening. Concrete got on my walls, on my fence, on drywall, the stairs are even multiple colors of concrete . During grading for the driveway an electrical conduit was ripped off my house and damaged my siding. Nothing was repaired or cleaned up and no monetary compensation was given. Work stopped about the end of September early October. When I discussed our dissatisfaction with the job Ken promised to come back in April/May when the ground was firmer and fix everything so we like idiots payed him. Cracks have appeared in the work that was done and nothing has been corrected to date. When I attempted to reach out to Ken again he did respond and asked to be paid more for the corrections. He is not a man who will honor his word and we misjudged him. We saved for a long time to have this project done we were so excited to have the front of out home transformed. Now we just have a project that we have to deal with.

Initially things were great, but the final product was terrible. The price constantly shifted throughout the project for things that were outlined before contract was agreed upon. Made sure to request our sprinklers were capped off and rerouted. That was not done and I had to do that piece myself. The color of the concrete came out like an adobe orange, when we requested a light gray with hints of brown. We asked him to fix it and it went from dark gray to black with the seal. So now we have a black patio. We had to pay $2800 for his mistake to fix it and even then the black and seal are coming off and you can see the orange underneath in under a year, this started at around 9 months. Lastly, we did stamped concrete and you can see in spots were there are 2 or even 4 times they stamped the same spot. We have a footprint in our stamp as well. Just absolutely terrible and I feel like I was ripped off for $20k. Some of the other bidders were in that range and they were going to do rebar as part of the price, ours didn't even include rebar. Really wish I had gone with another contractor with either more experience. It was obvious this guy didn't know how to do colored concrete. I don't know where all these 5 star reviews are coming from, because from what we got its hard to believe a quality product comes from this company.

It was phenomenal. It was pretty good. I wasn't expecting for it to be that awesome. The quality of work they provided speaks for itself. The price was fair.

824 Concrete were on time. Very professional and very affordable. They did my driveway in a stamped texture. It looks great and my neighbors have complemented how good it looks. I will recommend Ken and his crew to all my friends and family.

Coordination, quote and site visit with the company representative when smooth and easy. The rep talk about the different types of concrete pour and how it benefit the homeowner to increase the property value. The crew were professional and hard workers I definitely want them on my next project.
