I hired AC Klein to do a pre-listing appraisal for the house I was selling and found him to be personable, non-nonsense and direct. Why a pre-listing appraisal? Because when my realtor presented the comps for my house she did not make any adjustments for differences i.e. I have a two car garage, the comp has a 1 car garage, what is that worth? The comp has an in-law apartment; we do not. How does that impact price? The answer she gave me was "this comp is more because it has an in-law apartment" but could not translate that into actual dollars. Since I didn't have any adjustments for an apples to apples comparison, I couldn't accept her recommended list price. Enter AC Klein. He came out, he measured, he answered my questions and turned around a report in 2 days. While I had hoped for a higher fair market value appraisal (doesn't every seller?) he came in $25K higher than the realtor's number and he could back up the numbers he provided. AC will tell you that he doesn't pull punches but I can tell you when he does deliver the blow it doesn't hurt. I knew it was right, it was fair and it was spot on. And now for the rest of the story: I changed agents and listed my property at the AC's appraised price.
