He is a very nice man, prompt and professional. He just seemed less experienced than I expected. I would recommend him with reservation. He was less precise than the appraiser the buyer's mortgage company sent. He valued the property $9000.00 more than she did. We offered the house at what we had calculated as the value, which was $2000 less than the mortgage company's appraiser. He also had to redo the page of the appraisal where he described the house. He had written that we had gas heat--house is all electric. He had neglected to cite the fireplace or third detached garage.

"The client had planned to sell the house to her neighbors relative and did not allow the house to be on the market. This less than arms length transaction made her sell the house for less than it was worth and I feel she is upset with the outcome of the sale because of her inexperience in selling real estate. The uncited items, as I explained to her, did not affect the value as I noted to her. These items were included in the sketch and the calculations, which she failed to mention to you. In order to provide prompt service, I revised the first page of the report, drove 120 miles to her new home, and delivered the change to her within 24 hour"
