To be an appraiser he seemed to be totally unaware that the land the house is sitting on is often worth more the house. His appraisal simply looked at the selling price of other houses in our area & assigned our the same value - apparently very little apprasing took place! He did not take into account that our 1.8 acreas is tied to additional vacant lots making up 14.24 acres & already being looked at by developer in the area for the placement of 1 million dollar homes. The developer that has approached us is planning a minimum of 28 million dollars homes on the subdivision. As far as I can determine this appraisal was worthless.

"We were hired to determine the market value of a single family property. The land was being looked at as part of an assemblage which would be worth more per acre. The offer was subject to new zoning which yields a higher value. The property was zoned Agricultural/1 home per tract. The consumer was not receptive to explanations. We are not sure why we were hired if they didn't want to listen to us."
