"My apologies for any misunderstanding. An appraiser is not a home inspector. the appraiser takes into consideration age and conditon of surface finishes like floor covering, counter tops, wall finishes and window coverings. Likewise with appliances and fixtures. All of these items factor into an overall condition of the property relative to the nearby comparable sales. There is never a +/- value given to specific features or amenities. Additionally, the overall condition is based on what's conforming to the specific market in which the subject is located. Personal tastes cannot be considered. A fair and objective report was delivered."
