Company Information Amer Home Inspection Services, Inc. has provided Residential Home Inspections in Indian River, St. Lucie and southern Brevard counties since 1990. Inspections and detailed computer prepared reports are designed to provide clients with the overall general condition of a residence. This report allows the client to make an independent evaluation of the overall condition of a property. The inspection and report are not intended to be technically exhaustive or to imply that every component was inspected or that every possible defect was discovered. All inspections and reports are based upon the Standards of Practice and Ethics of the American Society of Home Inspectors (ASHI) and the Florida For Sale and Purchase contract. Inspections and reports are accomplished by comprehensive noninvasive visual observation of the working condition of most safely accessible systems in the residence. These systems include: interior, electrical, air conditioning, plumbing, mechanical items such as windows/doors, operate appliances, and the exterior, roof and attic (if applicable). Scope and Limitations of our inspections are contained in our Residential Home Inspection Agreement. Technical Inspections by Florida licensed tradesmen are available for most systems at additional costs. I.e. Wood Destroying Organisms (WDO) by pest control companies and Heating and A/C systems, Invasive Septic, etc. Licenses: No license is required to perform home inspections in the state of Florida at the present time except for an occupational license. Cost estimates: Technical inspections obtained and provided by others include repair cost estimates. Insurance: Amer Home Inspection Services, Inc. currently has Liability and Errors & Omissions insurance with additional referral insured endorsements. Note: this is not an inspection warranty, guarantee or insurance policy for homebuyers. I am a Full time professionally trained home inspector and accomplish all inspections. I have a construction background and I am a graduate of Inspection Training Associates (ITA) in Oceanside, CA. A training facility known for its high standards in Home Inspector Training. I am also a certified Member of the American Society of Home Inspectors (# 203096) and have been performing home inspections since 1995.
