What Andy missed and I am now paying for: 1. Air conditioning was not working effectively enough to cool house to desired temperature. 2HVAC unit is 11 years old. 3. Kitchen sink plumbing was incorrectly installed so that when the disposal was run, the ground up debris rose in the other side of the sink. These are the kinds of things I would expect a home inspector to note.
