Crooks and charlatans! BEWARE! We needed to have our property boundaries marked in preparation for a new fence. Was told by email that I would be contacted within 3-10 days after signing contract (signed on Aug 18) to arrange for a crew to come out onsite. I waited, no email, no phone call, nothing. So I reached back out via phone on Aug 24th for an update. No one answered, so I left a voice message. I did not realize my fence contractor hired a surveyor on his own so when my contractors surveyor showed up on the 25th I assumed it was Bruce Landes Surveyor...I thought it was weird that they did not call first, but I figured, maybe it was because I left a voice message the day before. Only after about 30 minutes of talking to the surveyor did it dawn on me, that he was hired by my contractor. So I called Bruce Landes (no one picked up again) and left another message. I then emailed them and explained the situation and asked to cancel my contract and get a refund of my $600 deposit. About an hour later, I get an invoice by email for $600 with no note or explanation. The invoice indicates its for Services rendered; including calculations, office hours, courthouse deed research, copies, printing, dispatching field crew to site....all came up to a neat $600. I responded to the email requesting an explanation as the Surverors email did not indicate any cancellation or refund. And I was confused as I did not think any work had started because no one had called me from this company and no one had shown up, EVER. I got a terse response saying because they had rendered services, no refund would be possible. I of course emailed back, asking for clarification as to what services had already been rendered? I have not received any copies, calculations, break down or results of any courthouse research and no one has ever come to my house. I have offered to pay for whatever work has already been done if I can see documentation of such. But I have not received any response since my last email on the 25th.

He took my $2000 retainer and took over 4 months to complete a survey. Left it unfinished by not filing it with the county. Then, tried to extort me for collection fees within 48 hours of final invoice for a parcel line modification he did not file with the county. Unethical and poor communication.

Working with their crew was a great experience. From my view job was quite challenging. The builder who sold me the property, almost 19 years ago, had told me what he thought were the boundary markers. Those markers turned out to be only reference markers. The surveyor crew had to use a lot of skill, experience, and patience to finally find the proper boundaries. Really enjoyed work and learning from them.

Took a while to get on the schedule. That said, they did a great job and had to deal with a lack of reference points and had to use the ones from my neighbor across the street. Very satisfied with their work.

My home is located in a flood zone, which I don't understand why...stupid really. Mortgage company required flood insurance. Rates kept rising until flood insurance cost me more than property taxes. I found out if the elevation of the house is high enough, you can get removed from the flood zone. Doing this requires hiring a surveyor to certify elevation. I hired Bruce Landes. He arrived on time and was very polite and professional. He got me the results by the promised time and I was able to get my house removed from the flood zone, saving me thousands a year.

Very professional, but very friendly. Work was performed in a timely manner, about a week. Everyone was great to talk to. The actual surveyor they sent out was a pleasure to deal with. I would recommend them highly to anyone needing a property survey, and if need be, I would hire them again!!
