The project involved converting an existing structure with significant structural damage into new apartment units ? a complex process requiring detailed design, coordination, and multiple agency reviews under city regulations. As both the general contractor and design firm, our responsibilities included architectural and structural design, Building & Safety and Planning approvals, framing, plumbing, sewer connection, and electrical rough work ? all of which were completed, inspected, and approved by the city. It is important to note that utility companies such as Gas Co. and Edison operate under their own regulations and schedules, independent from city inspection timelines and beyond a contractor?s control. These utilities were never part of the original construction agreement; however, Casa Bella assisted the client at no additional charge ? including coordination for electrical permits and plan changes required by Gas Company and Edison policies, which are governed by private utility regulations, not by city jurisdiction. We also understand that additional finish work was later performed by other companies not associated with Casa Bella Modern Design, including: Electrical panel upgrade ? others Exterior stucco ? others Interior finish ? others Final flooring ? others Kitchen installation ? others Bathroom completion ? others Final inspection coordination ? others While we cannot speak for that portion, our team remained professional and fully compliant with all building codes and city standards throughout the permitted scope of work."
