"Ms. Riley hired myself on 12/30/2025 to measure the property at 22364 W. 90th Terrace, Lenexa, Ks 66227. I met Ms. Riley and measured the exterior of the subject improvement and then measured the interior of the improvement while they were there. They paid at that time and I would email the report the next day. The report was sent on December 31 at 2:33 PM but the floor plan did not attach. I left town and was on the road for two days. I emailed the report on 1/2/2026 at 10:06 AM. I apologized for the inconvenience."

"These are comments in the appraisal that were made about the condition of the property. There were two multifamily structures on one property. The first floor on each improvement are not habitable which considers the poor condition of each improvement. 0000 Avenue was built in 1935. Composition roof is in fair condition. Exterior siding is in fair condition. There is a living room, kitchen, eating area, 3 bedrooms and 1.1 baths. The interior walls need repair and paint. The floors are plywood and tile. The basement is unfinished. Overall condition is considered poor. 0001 Avenue was built in 1935. Composition roof is in fair condition. Exterior siding is in fair condition. Overall condition is considered poor. One was valued at $161000 and the other at $174000. 1. Appraiser was not able to access the second floor on 0000 Avenue or 0001 Avenue. The first floor on each improvement were measured on the exterior, pictures were taken and the basement was accessed. The living area used in this report is the first floor of each improvement. The second floor was not considered in the appraisal due to the lack of access. 2. The first floor on each improvement are not habitable which considers the poor condition of each improvement. 3. 0000 Avenue is recognized by Johnson County Appraiser's Office and considered the main improvement. 0001 Avenue is considered an additional improvement and given a separate value on the grid. The appraisal is based on REAL ESTATE. It was mentioned in the review that ?being that there were stocks and annuities involved with the trust because of his off the charts appraisal it cost me over 100,000 loss on my share?. Again the appraisal is based on real estate and not stock and annuities. An independent opinion was made on the valuation of the real estate in question."
