I initially gave David Morgan of DSM Inspection 5 stars for his work (Nov 2020). Less than 1 month after closing on my property, I wish that I could give zero stars (Dec 2020). Home Buyer BEWARE. Your home inspector is your last line of defense for the biggest purchase you will ever make. I am beyond disappointed. 2 weeks after moving in, I had a plumber come to review a project I want done. As he walked past my water heater in my garage, he mentions, you have polybutylene (aka poly, PB) in this house by a long gray tube attached to the heater. Not knowing what this means, I go down an internet rabbit hole and contact other plumbing companies who specialize in this. Short story, there are significant issues with this type of plumbing. It leaks over time and many insurance companies will not insure homes piped with this. Upon calling 4 plumbers and telling them this story, EVERYONE of them asked how my inspector missed this. This was hanging in the open, not behind any walls and literally in your face. After multiple quotes, I went back to David to discuss. In his final inspection report, the PB could be seen next to his glowing report of the water heater and photos of the plumbing under cabinets. He returned (Dec 2020) to see with his own eyes, express remorse and literally kicking himself for missing this HUGE issue. He acknowledged he should have seen this and it was a rookie oversight. I asked for potential solutions (ie his insurance) as I am currently about to get my whole house re-piped. His presented solution was offering me my inspection fee back and signing an NDA denying responsibility and not disclosing online. I denied this solution and asked for any others, with no response. Your home inspector is your last line of defense for the biggest purchase you will ever make. This was not a cheap, oversight and currently costing me thousands. I cannot reco David/DSM and highly recommend you seek another inspector for your home needs.
