If we could give a negative star we would. Warning!!! Do not use Dan building service!!! Dan was recommended to us by some friends and we knew his wife, all his ratings look great! We signed a contract with Dan to build a metal and composite no maintaince deck in August, 2021. Dan did not break ground on that project till December 2021. We were frustrated since it was supposed to be done by Christmas. He blamed us for that because we made some changes to the plans. The engineered plans were finished in early October. It wasnt because of the 2 month long vacations he took, right? He got about 75% of the metal framing up, we were already questioning his work at that point. We complained, he said he would fix those issues. We had already paid him 50% of the contracted price in October 2022. In January, we sat back down with him and went over pricing, we asked for an additional post to make the stair landing a little longer, otherwise there was no way you could get furniture up the stairs. We all agreed on the increase in price. He asked for another $15,000 that day to buy the decking material. It all showed up Feb 1st at our home. We did not see Dan for a couple months after that. We would call him and he would tell us he was still waiting on the stair stringers. He claimed he ordered those back in October when her ordered the rest of the steel. We asked him if he knew when they would be here, he didnt know. We asked if he could call them. He called and said that they would be here March 17, 2022. In March he did show up again, he took about 9 pieces of decking and installed them with no less than 100 screws into the metal frame. It was the worst decking install you could imagine! We called him really upset, he said he would have his guys stop and come talk to us. We were very mad that we had paid him over $34,000 and all we had so far was a partially finished frame and material just sitting in our yard for months and now this. He blamed us, our house, and the stair stringers. Probably one of the most frustrating conversations we have ever had with anyone. We documented the conversation with an email to him of all the things we talked about that day, he emailed back agreeing. A week later when he was supposed to come back and finish he sent another email telling us we would need to pay an additional $13,000, on top of the last payment, in order for him to come back and complete the project. He claimed **unforeseen costs** IF THIS IS IN YOUR CONTRACT WITH HIM! DO NOT SIGN!!!! His unforeseen costs were for material increases for the material and labor he had already purchased and completed. We told him we would not pay him the additional $13,000.00 we had already agreed to increased costs for changes to the project. Again, no word from him. We texted him a couple weeks later and asked what the deal was. He said the stair stringers had come in and he was actually coming to finish the project. We installed cameras around the house because we just had a sneaky feeling. He came over alright, but instead of finishing the project he took all the material we had bought and then an hour after that we received a letter from an attorney stating Dan felt the relationship had deteriorated so he wanted to sever the contract, we can take over the permit and he will keep all purchased material. OMG!!! We were blown away! I cannot tell you how violated and deceived we felt! Never could we imagine this happening. We called the police, Dan currently has an arrest warrant for a class 4 felony for stealing the material from our property that we bought (thank God we installed those cameras) PPRBD came over to do the inspection on the framing he had done, IT FAILED!!!! MISERABLY!!! In fact, it would all have to be torn down. He does not have a business license, all assets are in his wifes name only.
