We specialize in divorce, estate planning, list price/marketing, property tax disputes, and investment consulting. Jon A. Dawson, SRA is designated by the Appraisal Institute, which is a mark of excellence in residential real property valuation. Please note that we DO NOT provide commercial appraisals, business appraisals, property surveys, 4-point inspections, or personal property appraisals. Our services are limited to 1-4 unit residential properties and vacant land.

We unfortunately booked and paid for an appraisal with this company. We asked for this for family business. We explained to the owner why we wanted the appraisal. Rather than informing us that what we were seeking was not actually possible to provide to us through an appraisal they scheduled it and came and did it. This appraisal was adequate in its report but that is the only positive thing I can say. The actual appraiser that came was curt and not very friendly. She was also not informative regarding our needs vs the report. It was over a week before we got the report and only after we texted to ask for it. Then it came and we found that the info we were seeking was not on it. I asked about it and shared my concerns. The owner responded right away and expressed a desire to sort out our issues. After many days and exchanges in the end two things seemed true. We paid $550 for something that is completely worthless to us and we spent precious time & money hoping for a resolution to our issue only to find that this company was not interested in actuality helping to resolve it nor were they willing to connect to or be accountable for any responsibility for the issues or communication issues that created the problem. Extremely disappointing to trust a professional company to find out they were only interested in taking our money

"We provided a professional and credible appraisal report. The owner was not clear on their needs, which turned out to be something far-removed from standard appraisal practice. It was simply stated that they were primarily interested in the value of their guest house, which was valued in the appraisal. After the report was complete, they said that they wanted the appraisal to be based on the hypothetical condition that their primary residence did not exist, and the appraisal should reflect that the small guest house was the primary residence. However, they allowed us to complete the inspection of the main house with no mention. The owner expected us to automatically know that their interest in the value of their guest house meant to ignore everything else. We provided guidance on the appraisal process and offered additional valuation services with no additional cost. Their lack of adequate communication of their needs is apparently something they would like us to pay for. The appraiser not being friendly is untrue, and again, the reason we were unaware of their needs, is because they did not disclose them."
