Appraisal Service
1. Appraisal was due on 2/18. It came in with 6 issues. AMC asked him to fix and he fixed one of the 6. 2. AMC sent back again...fixed another 2 issues. Sent back again. 3. THEN AMC and the lender finally realized the appraiser did not have the proper sales price. (off by $15K). AMC Asked him to correct and he did finally but did not re-do the appraisal based on the actual sales price. Still used the same comps to get to a $450K price. (UC for $465). 4. Multiple mis-spellings that had to be corrected. 5. Did not have sellers name (he listed buyers name). 6. Corrected sellers name but misspelled sellers name. Had to send it back AGAIN. 7. Finally got the appraisal back after 5 F$%^?*G days. 8. Oh yeah...buyers had to pay a *rush fee* on top of all this! DO NOT USE THIS GUY.

I asked Leonard if he could give me an appraisal of the home I inherited as of the date of my mother's death last May. I told him that was the only reason I needed an appraisal now. I would use it as a cost basis if I decide to sell within the next 2 years. He said he would do that. Like a fool, I paid him $425.00 up front. He gave me a report that included nothing about the value in May 2019. For 3 weeks, he has not responded to my emails and voicemails. I will be reporting him to the Better Business Bureau.

Mr. Douglas did a great job on helping us appraise our father’s home since he can no longer live there. I was a little confused with Mr. Douglas’ disorganization with somethings; asking about meeting the wrong day and explaining/asking questions about some photos that weren’t of our home but at the end of the day everything turned out okay. We got a very well detailed appraisal in an extremely timely fashion. Overall we were very pleased with the appraisal.

I had booked an appraisal through Douglas Appraisals, LLC but I guess it was a really busy time of year for them and they were not able to complete it in the time frame we agreed on so they offered me a full refund, I appreciated that.

"Original order came to me from Home Advisor on 5/11/2019. The home-owner scheduled me for 5/23/2019 at 9 AM. The delay was at the owner's discretion. This tuned out to be a difficult assignment due to its condition and design type. In addition, the courts required 3 appraisals (1 current day and 2 historical reports), and I finished 2 of the 3, but the 3rd one was delayed as by comparable sale owners not calling me back right away. I had emailed all 3 reports to the owner. Even though I was not under any obligation to do so, I agreed to return the appraisal fee to him."
