"Ken R. hired me to appraise his home b/c he was listing it for sale. I did a thorough appraisal on his property and advised him his property was valued at $800,000 max. He was not happy with that number, and thought it was worth $850,000. So he listed the property for sale for $850,000 back on 06/19. 5 months later, it has not sold; it is still listed for sale and he has lowered the list price several times. Over-valuing your home will actually cause the property to be on the market longer, and usually results in a lower sales price. Its usually best to check your ego, and trust the professional's opinion."
"Customer had an unrealistic expectation of the value of their property. An accurate, thorough scope of work was performed on the subject property. The result of that analysis was a determined market value below what they were wanting out-of the property. The work performed on the property was very unprofessional, below-standard, poor quality of craftsmanship work performed that resulted in a lower market value of the property. Due to Mr. H not being happy with the appraisal value, Mr. H. seemed it appropriate to call the appraiser a con artist and a moron. There is nothing the appraiser could do to satisfy this customer, except perform a dishonest appraisal report in order to "hit the number" he wanted out-of the property. That is not the type of service we perform. I'm sorry he was upset. This is an unfortunate and rare occurrence. An excellent, thorough, accurate report can be completed, and the customer can still be unhappy with the results if the value comes below their expectations. At no fault of the appraiser completing the assignment."
