Michael will do what he says and did everything that was asked.
Homeowner and contractor for recent work need to discuss, and determine if the contractor can/will correct the work. I have provided guidance on possible options. Have been awaiting the results of their discussion, which had not occurred yet. I contacted both the homeowner & contractor and arranged a 3-way call to get this moving.
I found working with Micheal at H2K Services money well spent. I didn't want to rush in to a high dollar project without knowing what I was really facing where my foundation was concerned. I admit I was fairly stressed when I decided I needed a structural engineer. I was very happy to have a walk-through and discussion of my property. I got an excellent overview of the structure and function of my foundation (very concise). Once completed, I received a written review and explanation in a very timely manner. I rate H2K Services as high as is possible.
I hired H2K to do a structural report for taking out a wall in my kitchen. Michael came out right away and said it would take a couple of days for the report. He told us how he was available for any questions and concerns when we started the project, and the only extra charge would be if he had to come back. After a week, I contacted him to see how it was going and he said he needed a few more days. My husband booked vacation time so we could start the project as soon as the report came in, but after contacting Michael again, he still did not have it done and gave another date. After a month and more of phone calls and texts from us, we got the report. The report showed different beams than what we currently have in the basement (which he said was fine when he did his inspection). It was December before we were able to take more time off to work on the project. We went back over the report and went into the attic to verify measurements and we found a structural beam resting on the wall we are planning on taking out. Michael was in this area and if he had done a thorough inspection, he would have seen this beam as well. I emailed him with pictures and questions about this and the basement beam. Over the next week, I called each phone number I had available and left messages expressing the urgency of hearing back since we had specifically taken time off again to do this project. I even reached out to customer service to have them send a message. NO Reply. At this point I have wasted 3 weeks of vacation and $500 for a report that I cannot use. I will be hiring a different structural engineer to do the job.
My apologies for the miscommunication. Unfortunately, I was unaware that there was a problem or that the client was trying to contact me with questions. When I discovered this situation, I arranged a revisit to the property to confirm as-built conditions. The existing beam was mostly obscured below insulation, but I did note this in my notes from the first visit. While I believe the design includes all the structure loads, this will be verified. Drawings will be adjusted if necessary, and a method to support the beam will be provided. In short, this will be corrected to satisfy the customer.
We hired Michael to come out and draft up a plan to remove some walls and add an extension to my home. On the initial visit, we asked him to draw plans to remove the structural wall we then went in and asked him to go ahead and draw the plan to extend the kitchen out. He indicated that there would be an additional fee. This should have been my hint that this was not going to be legit. We paid the fee... He drew up the plans without stamping them. We decided to do the job in smaller increments and just remove the wall first and add the kitchen at a later date. We eventually got the plans for the internal wall removal stamped however when it comes to getting the plans for the addition stamped, he once again asked for additional money. Lack of Communication and Constantly trying to pull the extra dollar out of the customer to provide what is needed. Look elsewhere.
This project began as a simple single-wall modification, per our phone conversation, for which I gave an estimate. Upon arrival at the property, the owner increased the scope. I stated during a visit this would result in a commensurate fee increase. Further changes occurred with subsequent conversations. While I will discuss the feasibility of other changes, the service I provide and request payment is for the actual project scope. The owner thought I should include info for potential future improvements. Stated I could, but for an added fee to do that work. For some reason, the owner felt this was inappropriate.
Hired Michael to do a preemptive structural report on our home before we sold it. Michael was very knowledgeable, thorough, and friendly. He walked us through everything he was seeing in layman's terms and provided excellent advice. Would most definitely hire again.
Michael came on short notice and traveled quite a ways. We were leaving the next day, so I really appreciated that he fit us into his schedule. He did a very thorough job of analyzing the structural situation of our rental house.
