About us

As a Design & Build firm we work with our customers budget so we can design and engineer the home of their dreams while staying within their targeted budget. What should my budget be to build my dream home, guest structure or casita? With raising cost of lumber and mechanical cost in 2020 a basic home with average finishes will require an average budget of $220-$260 p/sqft. Casita’s and smaller Guest structures average $280-$320 p/sqft. These are average prices which include all design, permitting and build costs excluding land & offsite connection fees. Unlike production home builders you are in control of the design and any options you want. Our designs are all done in 3D so you can walk your project before prior to beginning construction. We deliver high-quality, cost-effective projects on time and on budget. Our specialty is high quality custom homes, guest structures (casitas), select remodeling, commercial, and light Industrial.

The initial installation was ok, I wanted to add panels and bought the panels. Scheduled the installation and was told the truck broke down. Ok stuff happens. Scheduled for a Saturday, I took the day off, I called to confirm on Friday and was told he was really busy and we will schedule for Thursday. He said he would have his guys prep the roof and then would do the turn on when I get home. Left work a couple of hours early. Called to make sure they were there and radio silence. Have called and texted and received no response. I will definitely not be referring people for solar to him.

We hired GVS Construction, LLC in May 2018, to build a single story 3000 square feet house in Henderson NV. The move-in date was promised to be June 2019 and today, June 2020, the kitchen is not even installed. Our two-year ordeal was a nightmare. We had with GVS. According to the contract, GVS must present change orders prior to the proceeding, but most of the time, GVS presented us with a huge bill for work which was never approved months after the completion. GVS installed a 400 electric panel and applied for 200 electricity although the architect informed them that 600 was necessary. According to the contract, the drywall structure should have been leveled 4, but GVS only wanted to apply a level 3 knockdown. We had to pay out of pocket for level 4. According to contract, a 3 coat stucco was to be applied. GVS only applied 2 coats and just applied a paint coat on top. The stucco and the roof work are the worst, I have ever seen. The stucco must now be redone for $16,500. The roof underlayment was exposed for 4 months and was burnt due to the long exposure. The house wrap was also exposed for 4 months and turned yellow, also due to the long exposure. Both materials have lost much of their life expectancy. Wiring in the kitchen was the wrong gauge, which could have led to a fire. A/C vents were missing, some wiring was completely missing e.g. wiring for the dishwasher. Normally there are about 25 inspections for a new construction in Henderson. Our house had over 40 inspections which shows the lack of professionalism. In March 2020 we discovered that 2 liens from his subcontractors were installed against our house, no comment from GVS. Mr. Gutierrez extorted us into paying an unjustified invoice by threatening to shut down the project because he wanted us to pay for the installation of fire sprinklers although fire sprinklers were noted in the plans as mandatory. At this point we lost all trust in GVS and terminated the contract. Mr. Gutierrez immediately installed a lien against our house for $190,000 without considering faulty and unfinished work. We were only able to survive financially because we are cash payers. If we had needed a mortgage, we would have been completely wiped out.
Response from GVS Construction, LLC
"None of what this non-paying customer has posted it true. Our work speaks for itself and we stand behind our workmanship as it is inspected by not only the building department but we have our own 3rd party inspectors. This complaint was dismissed in it's entirety by the Nevada Contractors Board case #30054779 - Miguel Gutierrez"

The work took much longer than expected
Response from GVS Construction, LLC
"Bill & Barb are very nice people and we enjoyed working for them. Unfortunately the project ran over about 30 days. This was a small but structurally complex project. Because of that we were in plan review longer then expected. Also, we had to move electrical and plumbing at an additional cost of $6000 which we did not charge the customer. I am sorry the project ran over an additional 30 days. Good news is that they ended up with a quality project at a really cheep price."

Great company from top to the bottom. Sales manager Rick was wonderful and professional, his team work on time and clean up everything after the job was done. I couldn t ask for more. Every little detail that I asked to change or alter was done in immediately. Highly recommend for your home/business project.

We contracted with GVS Construction LLC (Miguel Gutierrez, owner) for a first-floor / kitchen remodel in January 2018. We asked Miguel with GVS Construction to review the poor quality of work on multiple tasks in the project such as flooring installation, drywall patch work, cabinet construction, exterior stucco, and counter tops, none of which was done according to quality workmanship and standard practices. By June 2018, we were well passed the 6-week expected completion date and GVS Construction was clearly having financial problems. They complained to us how they were losing money on our project. We retorted this comment with the fact that if they had done the work right the first time and not damaged our appliances and sink, they wouldn't be losing money on the project. Miguel with GVS Construction began bullying us for payment even though the job wasn't done. Miguel even cursed us out, calling my husband "d xxx" and a "picky axx hxxx". He also threatened to come over and start ripping sxxx out. Next, to bully us to pay for unfinished and poorly done work, they sent a notice of intent to lien. At that point, we had enough of their bad work and bullying. It was clear that Miguel and GVS Construction weren't willing to finish our project and we got an attorney. We opted to offer a settlement payment to GVS Construction to sever the relationship. We have filed a complaint with the Nevada State Contractors Board and are posting this review to let other consumers know to proceed with caution if you choose to contract with GVS Construction. I'd be happy to show photographic evidence of the terrible work done by GVS Construction.
Response from GVS Construction, LLC
"The Nevada Contractors Board Dismissed this claim. The workmanship was impeccable unfortunately the customer did not want to pay the remaining bill. We are sorry your experience was not good for either of us. We were happy to settle this with you and I am sure we will learn from this experience. Fortunately the majority of our customers are reasonable as reflected in other positive reviews. I am also sorry that communication got out of hand. Withholding payment effects our ability to pay our people. They suffered as a result and we overreacted. Every contractor has problematic customers this was ours. They got a beautiful kitchen nearly for free which was their objective I imagine."
