Golden Eagle Home Inspection

Saved mea ton of money with the pre inspection. We would have never known the house was historic and the outside could not be changed in any way.

My family had a fantastic experience with Golden Eagle Home inspections back in November of 2021. Our realtor suggested us to deal with this company and his owner Ross Lerman. He showed up on time, was very polite and professional. He explained all of the findings in details and made us feel comfortable with his finds. And, as promised, he answered all of our silly questions throughout. Shortly after inspection we received full inspection report. This report was very detailed with many, many pictures included. Ross assured us that he would be available throughout to address anything that came up. Together we went through his inspection notes and pictures, item by item. He made sure we understood and felt comfortable with each item and even walked us around the house to point out some more hidden items. He found problems with the roof, pluming and foundation, which were major. With a home inspection contingency in place, we walk away from this deal, because the seller refused to fix the problems. Ross Lerman did a great job of communicating his findings in a way we could easily understand. He took the time to explain anything that seemed confusing. I would definitely recommend his honest and quality home inspection service to anyone.

The inspector was very knowledgeable and had a thorough understanding of our old house. He was very courteous and respectful and answered all of our questions completely. He made sure that we understood exactly what he was looking for, and gave us extremely helpful suggestions about how we could improve our home. He was willing to discuss changes and observations so that we could benefit from his many years of experience. The experience was 100% positive and we would highly recommend his services.

The inspector was on time and very knowledgeable. He seemed to know how a home was to be built. He knew which issues were important and which could be passed. I will use them again on any house I intend to purchase.
