"On the date of inspection, it was 90 degrees outside and I was wearing a polo shirt, a new pair of shorts, and Sperry Top-Sider shoes. I have dressed in the summer like this for over 20 years and have never had any negative complaints or even a comment. The report was completed conforming to the methodology, guidelines, and laws regarding real estate appraisals. It provided a well-supported value based upon historical sales. On the date of inspection, the client and I had a lengthy discussion on the differences in methodology between an appraisal and a potential sale price and the appraisal will not attempt to provide a possible future value or potential sale price, it is simply based upon historical sales. After the report was completed, we had similar discussions twice, where the client insisted the appraised value should indicate the value of homes currently for sale, not those that were already closed. I explained the "listing price" is not the price a buyer pays, the buyer pays the sale price completing the sale. The client insisted the listing price should be the actual value used, not the sale price. After these last two discussions, I realized the client was not going to accept the appraisal was completed accurately and I advised the client I would no longer discuss the report with him."
