Commercial Addition to Existing Structure Build
Heirloom was contracted to remodel a condo. After a month I checked and found they had removed the old kitchen, roughed in electrical and plumbing for a new washer and dryer and kitchen sink but all without a building permit or current license. The building inspector made them reinforce ceiling and floor joists that had been damaged/weakened with the work they had done.The electrician told me he charged them $6000 but I was charged more than $10900 for the electrical work and given no reasonable explanation for the 70% markup. The work started in Sept 2025 and code violations were still being corrected in Jan, 2026, far exceeding the original 8-10 week estimate. In the middle of the project the gen contractor Kirk suddenly added a new $165/hr fee to process any change requests, on top of his gen contractor markup, with no prior verbal notification and nothing in the terms of the contract noting that fee.
