good job

Ken Osborne, was the best home inspector I have ever worked with..... In the last 12 years I've had 5 different home inspectors looking a different houses. One I threw out,10 min into the inspection. I always said I'm not getting one, its a waste of money knowing what I know about houses. Then there is a man like Ken, that knows his job well and found things I didn't. Thanks again Ken, I really do appreciate the job you did for me.

He was very professional. No stones left unturned. Very informative. Answered all questions immediately. Did not wait for inspection to come back to ask and answer questions. He answered everything on site and did not have to wait for report.

He did an ok job but left a few things undone such as forgetting to drain upstairs tub after checking it. Also he stated the upstairs head did not work and that there was no power to the thermostat. The thermostat clearly said low battery. I put new batteries in it and completed checks on the HVAC unit. He was pricey and I guess I just expected a little better service for that price.

EXCELLENT Company. If you want an honest inspection and a company who will give you the truth, please pick this company. Mr. Osborne and his team are just excellent. Don't use any other local company except Home Inspection, Inc. My realtor made me aware of 3 companies and I did contact them. I then went to Home Advisor and found Mr. Osborne's company and now I wouldn't use anyone else. I love this company!!!!

I know what is involved in building a career from the ground up and forming a sustainable client base. Not only are you professional and objective but your price for inspection is affordable. I’m extremely grateful that I had you do the inspection that revealed the “real” problems. I’d also like to thank you again for helping me to understand the difference between what in the sellers eyes is disclosable and what the TRUTH actually is. It seems too me that if someone else walks in there and takes the disclosure as it is now they will be involved in a future lawsuit. My husband and i are buying our first house so we had tons of questions. Ken was very friendly and had no issue with us following him around and asking questions. He arrived on time and the whole inspection took about 2 hours. He even got out on the roof while it was raining to check the roof and chimney for us. I don't plan on buying again, but id use this company again if i do

We were very happy with our Inspector, Ken Osborne. The customer service was great he was available when we called and if we had to leave a message he called back quickly. The inspection was very thorough they checked everything and the inspection was easy to read and figure out. We did have one question and Ken explained the issue to us. Very professional and informative. They explained everything. This was my first time having a home inspected, and I know who I will be calling for every inspection to come.

Very knowledgeable, experienced, and courteous. HIs inspection revealed many things that I just did not see. He and his assistant likely prevented me from buying a house that I would have had to soak a lot of time and money into to make it a safe and reliable place to live out my retirement years.
