"Sorry for the misunderstanding, Jada that led to your inappropriate review. My standard agreement, sent to you several days in advance for your review, questions and approval, and signed by you at the site before the inspection, notes the standard terms of the inspection, including a reference to ASHI Standard and Practices. It also includes language in reference to charging for a re-inspection. My standard cover letter, sent to you, makes another point clear: --Please be sure that the utilities are turned on, and that there are no boxes or other property of the current owner placed in front of the water heater, furnace and electrical panel. That way we can complete the full inspection-- 1. Among the many inspection items I reported to you were: a) electrical breakers that were shut off. These breakers, as shown in photos in the report, were labeled, ?water heater? and ?garage.? b) a non-working HVAC compressor, also shown in photos in the report. 2. Five days later, I received a call from you reporting that the seller had checked the compressor, that it worked, and that ?all I had to do was turn on a switch.? [The seller may have flipped a breaker, or another switch, neither of which I would be allowed to operate, based on ASHI Standard and Practices. I do not actually know what the seller did because I was not there for the event.] 3. I explained to you that my job was to operate the compressor by using the thermostat. I cannot flip on a circuit breaker that is turned off. The simple reason for this is that I don?t know why it was turned off, and it may have been turned off for a very good reason. I could start a fire by turning it on. That is why the ASHI Standard and Practices are written the way they are. 4. On top of that, I would certainly not turn on a breaker marked ?water heater? or ?garage? that was turned off in order to activate an HVAC compressor. I verbally reported to you during the inspection that the compressor did not operate. I would have no reason to suspect that one of these other breakers was actually for the compressor. 5. You requested that I drop my schedule to accommodate your Realtor and perform a re-inspect the next day. A call to the Realtor followed during which I suggested that the simplest solution would be for you and your agent to note that the air conditioning was working during your final walk-through. But your agent wanted a re-inspection. 6. Speaking to you again that same evening, I stated that my fee for a re-inspect would be $175. You verbally agreed and I immediately emailed a new agreement for the re-inspection which agreement included the $175 fee. 7. Later that evening I received another email from you stating that your mother would meet the agent and me at the agreed time the next day. 8. At the agreed time your mother arrived. She made her point that my charging for the re-inspection when I had not done a good job in the first inspection was unfair, and she would not pay it. It was clear that she believed that I was negligent in the first inspection. When I explained in the most respectful and empathetic way possible the situation with the breakers, etc. [as described above,] she appeared to reluctantly accept it. She stated that she would go to get the funds for the fee and drove away. 9. Upon her return, your mother decided that she would not pay for a re-inspection. She angrily repeated her earlier points and stated that she --was done with me-- She walked off into the house. 10. You were not present at the re-inspection, so I?m not certain that I know how you judged me to be rude. I believe that if you review all my five star reviews, and the high percentage of my clients who have provided these reviews, you will judge that I?m not a rude kind of guy."
