Review by Haleh V. in Carmichael, CA
Kevin and Vivian market themselves as architects and their website was filled with images of projects/homes they did not design. Neither one of them is licensed architects yet I have numerous screenshots of marketing/websites/internet searches in which they are listed as architects and/or providing architectural services. Needless to say, they were not qualified for my project and I lost $7k. Even worse is they had the audacity to retain an attorney and threaten me if I did not pay them more money. Fortunately, I contacted the Attorney Generals office and filed a complaint and had all my screenshots as evidence. Well, in true Kevin and Vivian *con artist* fashion, they since have changed their website from top to bottom removing any mention of architecture. Too little too late - the attorney general already has the proof and has started an investigation. They are not qualified and they are not honest. Feel free to contact me for further details on the transaction. Ironically, if it was not for their incompetence and dishonesty, I would not have found the REAL ARCHITECTS I am working with now and I am LOVING their work.
Response by House Arte: Unfortunately, we did need to retain an attorney after Haleh informed us that HER attorney claimed the contract we had entered into, with her, was invalid. The reason? She did not own the lot which she had us to list on the contract when she hired us to design her home. We also felt it was necessary, to have an attorney, when she demanded that we change the terms of our contract and refused to pay us the amount due, upon receipt of her plans. We did change one word on our website...from architectural designer to custom home designer after she complained to us that we were misrepresenting ourselves. We did not change anything else on the website and we cannot be held responsible for how we are listed on internet search engines. All the projects pictured on our website are, indeed, work that we have designed and/or produced building documents for. We had a great working relationship with Haleh, helping her design her beautiful custom home until the COVID 19 pandemic hit. Then, she became worried that the cost of her materials, which were manufactured in China, would increase, significantly. She also informed us that she had purchased another lot, which required a major revision of her design, re-engineering, and re-drafting of her nearly completed plans. She was worried because we could not meet her deadline and needed to charge her for the extra work, required by the changes. This is when she told us that her lawyer had said that our contract with her was null and void, due to the wrong lot listed on it. Even though we lost more than a month of work time and money that she still owes us, we are glad our time with Haleh is over. We just wish it could have ended, amicably. We love our clients and the time we get to spend, with them, helping them achieve their dreams of a beautiful and functional home for their family.

We have used Kevin and Vivian for 2 different major remodel projects of ours. These were extensive rehabs. They provided a very prompt and professional service with great design ideas. Their knowledge together as a team is amazing. We will use them again, we highly recommend all that they have to offer, design, engineering, and Title 24 resources. Thanks for all your hard work. Vivian and Kevinot were very customer focused and responsive to the twists and turns of our planning from inception to completion. Even working with engineer twice. Also, very deliberate and kind with our questions. Thx, Vivian and Kevin ...we look forward to making the design a reality!

It was a pleasure to work with Vivian and Kevin. We asked them to help us turn separated living/dining room and kitchen/family room into one space. It was more complicated than just removing a wall as the spaces have varying ceiling heights and varying soffits. After much discussion and listening to all our ideas and concerns, Vivian came back with a plan that incorporated our ideas, and solved the ceiling issues, and then Kevin drew up the plans for us. They were prompt in contacting us, prompt in getting the work done, professional and easy to work with. We are excited to have a plan for moving forward on our project.
Response by House Arte: (name withheld per customer request) and Jaynnie had a narrow living room/dining room and a narrow family room that they wanted to combine by eliminating the wall between them. Varying ceiling heights made it a difficult design challenge. But we put our thinking caps on, and with new 3D software technology, we were able to plan and visualize the perfect solution for them!

He tried to over charge us by $500 on the agreed price. He made over 20 mistakes on the plans. Resulting in a 1 week delay in starting our addition. We're also gonna lose over a foot of space because of his mistakes.
Response by House Arte: This was a small addition to the rear of the existing home. Unfortunately, there was an unintentional discrepancy between the verbally quoted fee and the fee listed on the work agreement, which was corrected, as soon as this was pointed out to us. Plans were submitted for a building permit and came back with a typical number of comments. The requested changes were made and permits were issued soon after. There was a misunderstanding as to the placement of an iterior wall, however the addition was built, per the client's own design and no square footage was lost.

I talked to a few designers before I hired Kevin and Vivian. I told them what I thought I wanted & Vivian came up with something completely different & I loved it. There price was great, they worked with me & my contractor. I have made a changes with out any problems. I am still waiting for them to finish my blueprints but I am completely happy with everything to far. Great people, great work, easy to work with. What more do you want,
Response by House Arte: Dave had a Spanish style home with a 2-car garage. He wanted to add a front porch and another single car garage. We designed his new front porch and garages to reflect the craftsman style aesthetic, which really gave it the look and personality he was looking for.

Good job
Response by House Arte: This client had purchased a property at auction that needed to be drawn up for permitting. We measured the existing building, added design changes to modernize the space, and drafted previously un-permitted additions.
