Dan Melville was hired along with a potential buyer to do an appraisal for selling purposes. My Mom, being a retired Real Estate Broker supplied Dan with some recent comps. (No older than 3 months) When the report came in the cover letter was addressed to someone unknown to me. The appraised value was extremely disappointing. He used comps that were 12 months old, 9 months old and a home that was in a flood zone. I emailed Dan to ask him why he used those comps, when one of my moms had one that was right around the corner. I asked him to get back to me but he never did. I feel like he had some loyalty to the prospective buyer. Needless to say the deal did not go through. Very disappointed in customer service received. Would not recommend this company. I wasted my money.

Straight forward and professional very quick response and good communication

I do not like to give poor ratings, but cannot in any good conscience give a better one. The appraiser was personable enough and seemed knowledgeable, but I had to follow up numerous times to get the report after being told I would have it within a week. After receiving the report, the comps were outdated - 12 months or so. As you may know, a comp is good for 6 months so the report was useless. Next, some of the terminologies seemed very negative. For example, the house has a custom 4 season sunroom which was featured in a prominent newspaper and it was referred to as a bonus room with a fake tree. There was a red flag from the beginning when we were told we had to pay cash in advance for the report and now we know why. Oh well.
