After inspection, it took 5 days to get a report when our realtor was told 48 hours. It put us into tense timelines to negotiate and forced us to amend our contract which greatly weakened our stance with the sellers. Report was incomplete and did not include many verbal conclusions that occurred during and after the inspection. I even tried to get in touch to add his conclusions to the report and never received any reply which is likely costing us hundreds if not thousands more as we can't negotiate them. Regarding communication, he does not respond to email as his email address on his card is invalid, he does not respond to texts within even 2 days, and his phone is off and said mailbox full on all but 2 occasions. Also, I was phone quoted a certain price and then when I left the inspection early he charged my wife who was still present $100 more than the original quote. Very, very nice man, very chatty but this is not a social interaction but key information and data needed by an expert for a potential homebuyer and it hurt our pockets and endangered the transaction.

"Simply put; the customer informed me the house was a more than 1000 sq ft less than the actual sq ft, therefore I charged the extra $100. the people were very polite and informed about the buying process. I called and spoke to Scott about my daughter being taken to Mass General Hospital and ask if I could have a little more time which he said was OK. so I do not understand the review."

Pleasant individual. The inspection seemed haphazard and scattered. Some guidance was great. Other guidance was misinformed or simply incorrect. Overall, the experience was inconsistent and left me questioning whether it was worth the money.

Stay away! The inspector quoted me for the house $250.00 and insisted that I do a radon test, even though I told him that with the wiring in the house the test would not be accurate. He met my husband at the inspection and told him that after all he cannot perform the radon test and will return money. After several days and me chasing him for the report, he called to inform me that I must have misrepresented the size of the house because he would have asked for more money. Guess what? He decided that he just doesn’t want to return the money for radon test.

"I don't usually respond to these types of accusations however the woman Said to me that the house was only 1700 ft.² when actually it was 3800 ft.². I was charging $250 based on what she told me and when I got there and found out that the house was more than twice that size I called afterwords to address that situation, at which time she accused me of not wanting to give back the radon inspection fee which is ridiculous I told her that I would be very happy to give back the fee (because there was a mitigation device installed in the basement therefore no Radon was needed). The reference to some kind of electrical stuff in the basement was a fabrication."

This was a very disappointing experience. I had to chase down the report through phone calls and texts. I did not receive it by the contingency deadline and was told in a raised voice by the inspector on the phone to "Back off!" The report was pure boilerplate and contained nothing of any substance. "Exterior: wood" -- "Foundation: poured cement" omitting any condition (good or bad) anything was in. I'm hard pressed to understand any of these positive reviews. They influenced my choosing this inspector but I will never use HomeAdvisor in the future. I found it to be misleading.

Jim was very kind and extremely professional. I called him for a second opinion and he reviewed my inspection report free of charge. He was extremely honest and said he did not have to come out to the property to interpret the results of the first inspection report. I truly respect honest contractors. He referred me to a friend who I then hired to replace my entire roof.

You get what you pay for. Mr Robinsons was offering a very reasonable rate for the inspection, much less than his competitors. Plus, he very gereously made himself available, as the inspection was needed with short notice. As a result, my clients chose him for their inspection. Shortly into the inspection, my client felt uncomfortable with the conversation which was not focused on the house issues. They felt, in that respect, he was unprofessional. Upon receiving the inspection report, it was one of the least complete reports I have seen.: cursory notes and extremely general comments. No mention of the appliances, not all windows were checked. Unfortunately, this left my clients feeling less than confident about the assessment made by the inspector. Mr. Robinson said upon our conversation afterwards that we could call him with any questions and he would be happy to answer. Unfortunately, my clients felt they could not rely on any opinions, so dissatisfied they were with his entire approach.

"I was taken by surprise at this unfavorable review but I will contact the family to try to understand what happened. The only family member present was the male partner; the buyers broker was nowhere to be seen, (a unfortunate error) as the buyers broker can usually be a positive influence when working with the home inspector and the buyer. But alas she was not present. Admittedly the house was in near perfect condition so there was not a whole lot to discuss. I hope to talk with the buyer to offer their fee back as they were disappointed. Also I wish to make amends for any miss understanding."

We feel confident in recommending the home inspection services of Mr. Robinson. When looking for a person perform the inspection we relied on Mr. Robinson’s qualifications (member, ASHI), his experience within the location of our prospective home (i.e., familiarity with older homes in the Dedham, West Roxbury, JP and Boston/Roslindale neighborhoods) and his wealth of experience in working in and with older homes. As a licensed construction supervisor, he has consulted in some of the finest homes in Beacon Hill as well as many moderately priced homes surrounding the Boston area. We wanted a person who would be able to strike a reasonable balance between the cosmetic concerns of some older dwellings and those of a more serious nature. Mr. Robinson did just that. While our potential home needed some ventilation improvement in the attic and structural work for a detached garage, his emphasis on the safety and integrity of the house took center stage. He reaffirmed the value of our purchase price while giving us cost estimates for the recommended improvements. We wish to employ local contractors and Mr. Robinson was able to provide us the contact information for such. His wisdom, professionalism and guidance was invaluable.
