"This customer asked for a full house renovation for a little over $40,000. The client wanted 2.5 bathrooms, a kitchen, whole house painted inside and out and a few windows replaced - including materials. He expected everything to be renovated for a minimal price. It was explained to him from the very beginning that a full renovation costs over $100,000. He stated that his budget was fixed. The only reason that I ultimately took the job was due to it was a referral coming from a good realtor friend. And - I was at least the second contractor. The first walked off the job. For that amount of money, all that could be done was to put lipstick on the house. Even then, he was slow with payments and ultimately ran out of money. I could no longer finance his job. I significantly hurt my relationship with a couple of my best workers because I could not pay him on time. In addition, there was work that needed a more technical person to complete. The entire house needed to be rewired and that was communicated to the client via email (which I still have) and the water from the street needed to be turned off from water company to repair a leak at the main shut off (also communicated via email). These were issues outside of the scope of our contract. The electrical alone was an $8,000 job. None of these were addressed by the client and for some reason he tries to blame these issues on me. At some point, due to lack of payment I was forced to walk away from the job. So yes - the electrical was not finished.... Yes - we left trash in the garage because I was not going to incur the cost of a dumpster out of pocket...And Yes the job was approached as light painting and patching because the money was never in the job. I refuse to come out of pocket to pay for his flip in the hopes that I get reimbursed at some point. That was never our agreement. I try my best to bend over backwards for clients. This was a job that I should have turned down from the very beginning. The one positive from dealing with this client is that I learned several valuable business lessons."
