I advise anyone looking for a home inspector to go anywhere else. I had John Keblaitis as my inspector, and he missed a bat infestation in my attic that is above my newborn sons nursery. The inspection was done in late November of 2022 and we found the problem of bats in early July of 2023. I tried to give the benefit of the doubt, but after 4 experts telling me that the bats have been there for at least 2-3 years by the accumulation of bat feces in the attic, that this issue should have been caught by the home inspector. This was my first home I purchased, so when John did not go in the attic due to a wire shelf obstructing him from going in the attic I did not think much of it and trusted him. That was a mistake. Not one of the bat experts or myself has had an issue going in or out of the attic for this issue. I have reached out to John to discuss this issue with him, and try to come to an agreement with him for a reimbursement for the bat remediation, and he told me good luck proving that the bats were there during the time of the inspection, and that this does not fall on him.  

John was very friendly and informative. He made himself available at shorter notice when our deadline changed with no problems. He is very thorough and helpful. I definitely recommend him.
