Saw this guy driving on the highway with some serious road rage. Purposely swerving into another car and blocking them when they tried to pass. I wouldn't hire someone who loses their head that easily

I would not have left this review though I thought of doing it years back until I opened the 240 V connection box in garage (paid extra 450 ) yesterday to realize that there was no wiring in it ! I engaged Ken to construct a custom home with the belief that he was a seasoned professional capable of delivering exceptional construction. Additionally, I trusted him to handle responsibilities, alleviating our concerns. Unfortunately, the entire process unfolded as a nightmare, culminating in a residence that demanded ongoing maintenance. The issues outlined below are supported by photographic evidence. X 1. **Permanent Residency Certificate Issues:** - Despite the house being handed over in November 2018, the village has not issued the final residency permit for a long time due to numerous code violations resulting from Ken's work. - I hired contractors to rectify these violations, as Ken failed to fulfill his promise, as documented in emails to village officials. 2. **Missed Items Change Order:** - Ken submitted a change order for the front patio foundation, an oversight during the initial foundation pouring. I reluctantly paid for this, realizing the challenges of finding another competent contractor at that juncture. 3. **Electrical Problems:** - The electrical work was subpar, with a focus on change orders. Ken pressured me to add unnecessary Can lights at $125 each(rates from 2017/2018). - Numerous electrical issues have arisen within a year, including AFCI breaker trips, faulty switches, and lights detaching from cans. - Despite a hefty charge for a 240v outlet, several elements, including wiring and receptacles, are missing . 4. **HVAC Concerns:** - The HVAC system installed only controls one level of the three-story home, resulting in uneven temperatures, especially on the second floor. - Complaints within the warranty period were met with no response from Ken. Additional charges were incurred for basement HVAC, which was forgotten until pointed out after drywall installation. - result is cold basement in winter and hot top floor in summer . 5. **Plumbing Challenges:** - Ken's team exhibited a lack of awareness regarding fire sprinkler codes, incorrectly assigning responsibilities to the wrong parties. - Change orders were imposed without justification, such as charges for the removal of a subpar bathtub that I had intended to supply. - Some the welded copper piping ( due to bulges in the pipe) had to be replaced due to safety concerns . 6. **Carpentry Shortcomings:** - Ken registered as a carpentry contractor with the village, contrary to the general contractor role specified in our contract but i believe it allowed by the law . - The deck construction utilized inferior materials, with nails instead of screws, resulting in loose components after only 1.5 years. - The overall carpentry work exhibited basic and crude skills, leaving much to be desired in terms of quality. 7. **Landscaping Disappointments:** - Ken charged a premium for landscaping changes not explicitly excluded from the original contract. - Despite premium charges, the landscaping outcomes were unsatisfactory, with failed attempts to grow grass on clay, lacking trees and bushes. - Daylighted downspouts were improperly connected, even after an additional premium charge of $$$$. -Swale had to be rock lined as per the plan/contract but he never returned to do the promised work . In light of these numerous issues, the construction process with Ken has been a regrettable experience, marred by unfulfilled promises and substandard workmanship. Worst of all was threat of lien by his subcontractors whom he hasn't paid on time.

We started work and then encountered a major water problem. Someone else had to take care of that issue and Ken was very flexible. They came back as soon as that issue was resolved and completed the work.

I have an old house and they were able to identify some structural issues, and fixed it quickly. Extremely knowledgeable in all phases of the process and finished the project on time and within budget.

Ken and his workers were great. We were impressed first by Ken's quick response to come out to talk about the project in the first place. He was very accommodating and helpful to see our vision to completion. The job was completed timely, showing up each day as they promised and the job site was cleaned each night before they left. As it can happen, when things hit a bump, Ken discussed options and left it to us to make our determination with all the information we needed to be able to do so. We highly recommend Ken and his team and we are not easy to please. We have had multiple experiences with contractors and this was by far the best. If you are looking for a contractor who is easy to work with and someone with integrity....Go with Kendall.

Ken Kendall delivered the project on time and on budget (except for some changes we opted to make ourselves). Ken and team were professional, timely, and easy to work with. Ken's preferred way of building, using Amwood, saved us time in the construction project. We have been in our new home for a month and Ken is working with us to tie up some small loose ends. The only constructive suggestion I'd offer is that a little more attention to detail would make a very good experience a better one. We would be happy to recommend Kendall Developments.

Excellent Work and attention to detail. I waited until the one year builders home warranty expired prior to writing my response and want to let you know Ken Kendall exceeded all my expectations.In addition to great work, he also provided us with great suggestions for imporvements within our budget.
