In most instances, our free initial consultation will be scheduled within one day and our free written project estimates typically take less than seven days. We provide this free consultation and free initial written estimate regardless of whether we are awarded your project! In contrast to what is often done the preferred method of choosing a contractor should be to start out after the initial consultation by calling references and visiting jobsites. Then call the contractor you choose and have an estimate provided. This estimate should be free and should be more than a ball-park figure but less than a firm bid. It will give you an idea of the prices charged by that contractor. If the numbers are close to your budget you are half way there! You then should sign a mini-contract for the generation of plans and a firm bid. Firm bids may require hours of work for the contractor. The price of a mini-contract for the generation of plans and a firm bid will vary, depending on the nature of the work to be done. Small and simple deck jobs may have a mini-contract amount of $30 while a complete basement finish requiring accurate plans may have a mini-contract amount of around $400. With these smaller projects youll have a firm price for the mini-contract. At the far end of the spectrum is the complicated addition and full house remodel which will require a separate professional draftsman or architect to draft plans and to work with the client to produce the plan to be used. These kinds of plans can have a price tag of $2000-$6000 depending on the size of the project and the features desired. At that point you will have a set of plans and one firm bid in exchange for the aforementioned compensation to the contractor. If the numbers in the bid don't come in close enough to your budget then items may be changed or removed from the bid before you sign the main contract. If you still cannot get the numbers to fall where you would like them then you are free to pursue a bid by your second choice contractor or to put the project on hold. It is up to you at that point since you are not under contract yet to complete the project. It's important to understand that no contractor can give an accurate bid in the complicated business of remodeling/building without a plan. By first choosing someone you like, trust, feel comfortable with, and has quality work that may be seen, and then hiring them to produce plans and a firm bid, you are well on your way to a successful project. The words "estimate" and "bid" have very different meanings as you can see. By providing this information, we feel you will make the right choice. Our bids are very firm with extremely detailed item lists, not just one number at the bottom of a page. Each line has a price at the end so you may see exactly what that item costs you. This method of line items works wonderfully since it facilitates your ability to see what certain items are going to cost you and whether you really need that item. For instance, if you decide to perform the painting yourself you can see what the savings would be. Were not concerned about providing this much detail because you have paid for it. If the bid was presented to another contactor it wouldnt mean much to them because everyone has different prices. Were not trying to keep secrets! Depending on your personal choices for your allowance items, the price you see in the final bid and contract will be the price you pay. Payments coincide with progression of the project. "The customer made no mention of any problems while my wife and I were personally on site the final day. She was all smiles and I spent extra time cleaning up some overspray on the wood floor that was orig covered with carpet and was to be covered again with new carpet! Only one small area was affected. Elec covers already off, she was replacing them all. Doorbell cover was located and returned."
