started working quickly, and we thought that was a plus. On completion and weeks later, the quickness was seen to be a sign of poor quality, and when contacted about repairing and making problems right, they returned and made them worse with low-quality repairs. I ended up removing and hiring another contractor.

Fast, prombt, they came to work but nothing was done properly. Now the city is possibly putting a lien against my house unit it is fixed.

L&M did a poor job of replacing my garage foundation and floor. They didn't use rebar in the foundation as specified in the quote. The drainage is non-existent anymore and water from my car goes to the sides of the garage onto the wooden framework and down the foundation. It also comes in the garage when there is rain. The wooden framework is starting to rot due to company's stupidity. A few months after the first flooring was poured it began to crumble. The company told me it was Mansfield Cement Products fault and they have had that problem before. If the cement company always supplied poor quality cement then why would they keep using them? The edges of the floor weren't finished. It's a sloppy mess everywhere. When the old and second floor were removed a dry saw was used and thick cement dust was all over the garage and anything that was in it. It was even in my cabinet. All my equipment and tools are covered with it. The "workers" also didn't wear protective gear to protect them from inhaling the silica dust. Before the "work" started Mike Jacobs said I didn't need to remove anything but what was on the floor. I still can't get all the dust removed from the equipment! They also broke and slopped cement on some security lights I was going to install. On the first day of the project I saw them using my power cords for their tools and asked them to please use their own. They complied. From then on, I knew I would have to keep an eye on them. There were a quite a few times when L&M didn't show up and I didn't hear from them when they would or wouldn't. They tore up the entrance of the garage from equipment and charged me extra to repair it. The repair was a sloppy dropping of a few bags of asphalt. It's a mess again after they had to redo the floor. They haven't returned calls or replied to texts regarding these problems. L&M also magically splashed cement on the siding and basement window of my house which is ten feet away from the garage. I also can't open the side door very far due to the company not laying the floor correctly. They took pavers from my neighbor's retaining wall to frame a section by the side garage door for cement. They didn't ask anyone if they could "borrow" them. L&M buried the garage door track in cement the first time the floor was done, and I told them they can't do that, but they still did it a second time. Now the track is messed up and door closes crooked. Mansfield Codes and Permits lied to me in stating on their website that L&M Masonry was a licensed contractor. When I called about my problem Garlor Rice informed me that L&M hasn't had a license for several months and they don't keep the website current. After I told him a few things the website has been changed and is now supposedly current with licensed contractors. I based my decision on hiring L&M based on the licensing. I have plenty of pictures to back me up on this mess of a project.

This is the worst company that I have ever had to deal with. They abandoned the job. They left my leaking basement in worse shape than it was. I use to have a little leak that was clear water, and now mud and water come in my home. Would not show up for weeks at a time and sometimes months while they were working on other jobs after they demanded half down to start the job. The owner claims to be a Christian and I believe that is a ruse to make you think that they will do a good job. I finally sued them in court and won a judgment, but it did not come close to what I paid them. I am still trying to collect the money owed after waiting 15 months for them to show back up and finish the job. Nothing on the contract that I signed was done or done properly. I am disabled and had to borrow money from a bank and mortgage my home to pay them in full. Now I can not afford to pay someone else to repair my home. I brought these other complaints by people who had a bad experience that complained on HomeAdvisor and the judge would not let me enter them into evidence as they said it was hearsay. My opinion is do not ever let these people on your property do anything. I believe they are totally incompetent. They also left my yard in a mess when they did work and it still remains a mess which I know have to buy topsoil and restore the yard when I can afford someone to fix my house. Many times I have called and have had them hang up on me, another trick they use. Since it has been 18 months now, I could not mitigate damages and black mold that was small at the time, and now has grown into thousands more damage when it could have been stopped if they would have stopped the leaks that I paid for when I hired them. Seriously think about it before you hire them and read the rest of the comments on here. In one review on here signed by Cody M that gives a favorable review, I believe is actually his son that works for him, but I am not sure, his name is Cody. Old, disabled, and disgruntled. Update 07/27/20: L and M Masonry still have not paid for the judgment that I won in court. I have turned them over to Collections and an attorney to try and recoup some of the money they owe me. I will have to pay the collection company 40% now if they can collect it. This endeavor has cost me thousands of dollars that I had to borrow and still am paying to a mortgage company. This company has no decency.

They came out and did an excellent job repairing my foundation and garage floor. Look forward to them doing more work for me.

Project was supposed to be completed by the end of May. Now it is July 12, and we have not heard from the contractors. Bad business!

We hired these guys about 3 years ago it was the worst experience with a contractor you could ever have. The reason I am writing this review now is that I cannot believe the many 5 star reviews these people have given them on HomeAdvisor. HomeAdvisor, you need to check out your contractors better than you do, like the BBB for starters. We needed new cement steps done on our front porch got an estimate from Mike J. at L and M Masonry Concrete for $1,500, which we had to ask for a written estimate, he does not like to give anything in writing. They came out and started the job, after they left for the day my husband went out and said, the cement slab they laid is not anywhere big enough for what they are supposed to do. After talking to Mike, he finally agreed yes they had made a mistake on the size and agreed to tear it out. They pulled off the old cement steps with a tractor instead of jack hammering them off like they said they would. They did major damage to the porch tearing off bricks and cracking the front porch that had been fine for 27 years. They also damaged our existing sidewalk. They were so destructive and would only work for a couple of hours then leave to go work somewhere else. This was after he said they would work on the job until it was done. He also said they had to have half the money up front, which was $750. We gave him that and then he continued with the sloppy work, they have no regard for a person s property and after they get half the money you are at their mercy. They took so long, we finally asked them to not return, my husband asked for half of the $750 back since they did hardly anything and he refused, would not take our calls and hung up on my husband. We had to pay someone else to come in and fix what they messed up and do the job right. It cost us $5,000, probably at least $2,000 of which was repairing the damage they did. Please, do not use this guy. Cannot believe he is recommended by HomeAdvisor.

Mike and his guys where very friendly and professional. They poured a 9X13 slab for me as I have a storage shed being delivered in the next week or so. I had 2 concrete companies come out and L & M made me feel like they were the best one for the job just from getting the details on what was going to happen. They where not the cheapest nor the most expensive but I believe the most experienced. I know that I got a fair price for the work that they did. In the future if I have any more concrete work to be completed I will use them again.

L&M left the job unfinished, they back out on the job. They were unprofessional, and when talking over the phone we were hung on.

They came very early and started working and worked all day long. They answered all my questions and did one heck of a good job! Very reasonable on their prices and very courteous. Yes, I would work with them again if I have any projects in the future.

Job completed quality of job ok. Have issues with the job contractor unwilling to correct the issues.

Great job so far...on time and keep you updated.

It is pretty obvious that tuck pointing is not their specialty. These guys take no interest in the surrounding issues like landscape' cleaning up and communicating about the project we had to ask them to pack it up and leave the site.

Mike was prompt with a quote and is wonderful to work with. He answered all my questions, and was professional. Once it quit raining, the job was completed very quickly. I will use L & M for any future projects.

Michael arrived when he said he would, explained what he would have to do and why, then completed the job very satisfactorily.

I was in direct contact with Mike and he was awesome! I booked these guys from out of state for a project at my Moms home. They were professional and did a great job! I love the work and most important she loved the work. I would recommend L&M Masonry and Concrete to friends and family. Thanks Mike

Mike responded quickly when we requested a free estimate and communicated pretty well from that point on. Poured a patio with footers for a future 3 season room and an additional patio slab. Crew worked hard and were respectful.

They did an excellent job. Work entailed wrapping sandstone foundation with a wire mesh product and putting a concrete mix over it; also removing old concrete steps and sidewalk and replacing. Everything turned out very nice. Very professionally done. We got 3 quotes for this work and they had the best (lowest) quote, so we know we got a good value. We would not hesitate to hire them again.
