When I booked with Landmark I was given a verbal estimate without them seeing the property. They had been out here on my neighbor property surveying the week prior so I assumed they knew the topography. I needed the corners located so I can put in a fence. I was quoted 6-8 hours of work topping out at $1,200. I was not given an explanation of the work that would be done, nor was I given any written estimate. It is on me that I did not ask. When the staff came out was one guy, who was great, however he was unable to complete the job in the 6 hours he was here. When I asked if he would be back the next day he said no, he was not sure what the next steps were so I had to call the office. Every time I called the office the questions I had needed to be answered by the owner, who was out of the office by 3 pm each time. The first part of the survey was done on Tuesday. I called that afternoon and requested a call the next day from the owner. By Thursday morning I still has not received a phone call so I called the office again and they put me through to the owner who immediately told me they were planning to come back out on Monday to finish the job after I introduced myself. I asked if I needed to be present and he said yes, which luckily I work from home most days and have a fairly flexible schedule. I asked why only one person was sent to complete the job and was told he did not think it would be that much work based on our conversation. I asked if I was going to be charged more than he had estimated and was told no, he would stick to the $1,500 bid, which was $300 more than he had said previously but I could not prove because I had not requested anything in writing. I expressed my frustration that the one corner I needed located could not be found and I was told I would have to pay upwards of $5,000 to have that corner repinned. When I further expressed my frustration that I had not been told this process during our initial conversation, the owner became patronizing and said ?We always give a thorough explanation of the job. I know we did with you too, let me check your file.? There was nothing in my file because it had not been explained. He then told me he would have the guy coming out on Monday mark the coordinates of where the corner should be, however made it clear it could not be official unless I paid for the other process. When the guy came on Monday, I did not see him nor did he check in with me to show me the corner coordinates. When I called the office he explained he had not been given that message from the owner. In the end, I learned I need to be more diligent about asking questions and requesting written paperwork prior to a job. For Land Markers Surveying, the communication was poor, the process was unclear and poor, and the customer service from the owner was dismissive and patronizing. I will not use or recommend them again. To be clear, the working staff worked hard and communicated what they could or knew.

Land Markers called me promptly and offered a firm bid. Many of the engineering firms in town or from out of town bid as much as twice as much. A number of local surveying firms offered a range within which Land Marker's bid fell, but I was more comfortable with the firm bid to have no surprises after the job started. The customer service was excellent. When I left a message a return call was prompt. The surveyor and his assistant were friendly and glad to answer any questions I had. The elevation certificate was sent to me within a couple days and by email as I requested.
