Project: Inspect a Home
The home we were having inspected was very old and I knew there may be roof issues so I wanted a builder with experience. Bill told me he had been a contractor but when he inspected the roof he merely recommended we get a licensed contractor to look at it! He did not point out the soffit vent holes under the vent were only a four-inch hole as opposed to the whole size of the vent. He did not mention the home was using two intake vent systems which short circuited the air flow of the roof.He did not mention the roof mold in the report but said There are conditions conducive to the growth of Fungi and/or related Pathogenic Organisms. These substances may be present at this time.He did not mention the wiring on the outside needed re working and was exposed to the elements. He did not note the driveway needed reinforcing where the ground had receded.
Response by Liberty Home Inspections: Bill, our inspector, is a former builder and is now a certified home inspector. We would like to address the comments in this review, as we've had hundreds of positive reviews. Our company goes above and beyond what is required in a home inspection. 1. Nachi's Code of Ethics for Home Inspectors states that they cannot work on a home that they have inspected; that would be a violation of the Code of Ethics. Bill did point out, in his report, that there were problems with the roof supports. "GENERAL COMMENT COMPOSITION SHINGLE ROOFING s-56: The roof is sagging in the central area visible from the ground . See comments ( the supports in the attic have been repaired but appear to still allow the roof to sag. We recommend a qualified contractor check this attic for proper supports)" is in the Summary as an item needing attention. Bill was hired as a Home Inspector, not a builder. 2. Bill would not have seen the size of the soffit vent holes under the soffits. That would have required removing the vent covers, which would be destructive testing, which, per Inspection guidelines, we do not do. 3. As you quoted, from the report, Bill mentioned the presence of conditions conductive to the growth of Fungi and actually showed customer's husband where the wetness was located in the attic and the possible mold. We always try to point out where possible mold growth could be, such as damp areas, but we do Not test for mold, as we do not have a mold testing lab. 4. Bill noted numerous issues on his report regarding the electrical wiring. 5. The driveway appeared to be in good shape, on the date of inspection, as noted in the pictures on the report.

Bill did a great job. He worked around our schedule which was really helpful. He found a foundation issue & a few other major things we didn t see in the first home we almost purchased. We ended up backing out of that deal because of the thorough inspection Bill had done on the home. We called him back out a few weeks later when we found another home. He lowered his price for us & did another great job. His reports are very detailed and I received them both a few hours after the inspection. He also sat down with us at the end both times and went through parts of the inspection with us. I would definitely recommend Liberty Home Inspections.

Bill was super friendly and easy to work with. He was able to come out and complete both the general home inspection and septic inspection within 2 days of contacting him. The prices were also MUCH more affordable than other companies! He did a great job; he was very professional and provided a very detailed report that I am confident with moving forward on my home purchase!

  9. Identity Verification (SSN)
    HomeAdvisor verifies the social security number(s) of the owner/principal for identity check purposes. This check applies primarily to smaller business entities.
  10. Identity Verification (Reverse Phone Lookup)
    We conduct a reverse business phone lookup to identify records matching the phone number information provided by the business.
