I hired Lloyd Klages in 2016 to add a handicapped bedroom and bath, add a second floor bathroom. Overall it was a good experience hen, even though he never finished relocating the sidewalks in the back. I knew I was going to be doing more work so I left a good review then. Customer reviews are only as good as they are honestly written. I am compelled to share my latest experience with this contractor as honestly and fairly as I can. I refinanced my home and Lloyd received first payment in mid September. I tried communicating with him to get a start date for over a month. Finally he stated he would not start the project until he received more money. Once that was settled, he finally began demo shortly before Thanksgiving. The plan was to begin upstairs with the master bedroom and bath,then do the stairway walls and work into the kitchen area. Things started well, there were plenty of workers and they showed up every day. They discovered structural issues involving rot due to bad gutters, and a top support beam in the bathroom that had to be repaired. These issues added to the budget and about an extra month in time, but I was fine with that because I knew that once these things were properly repaired, there would be no problems that might end up spoiling any of the new things underneath on the main floor of the house. Also, this is a hundred year old house and well, expect the unexpected. They moved on to the stairway before the upstairs was done. In January they demoed out the kitchen, dining area and laundry along with the half bath under the stairway. At this point about 80% of my house was in shambles and not one area was completed. I was in my bedroom and my son was in his bedroom and that was that. Around this time the crew was dwindling down and things were slowing because Lloyd bought a house on his own to flip and was putting people on his own project. He started a guy here that was new (to me), and I had trouble with him from the beginning. He was constantly going through my personal items and asking me to give him this and that. He wanted my dishes,he wanted my sewing machine, he wanted my scarves and jewelry. I was so uncomfortable with the person that I let Lloyd know that he was not allowed in my house unless Lloyd or his son was here to watch him. Well that didn't happen. Often he was here with just another worker, or left here when Lloyd's son went to Lowes. Long story short, this was supposed to take 3 to 4 months and it has now been over a year and still not 100% complete. I discovered in April that antique jewelry, hand tools and other household items had been stolen, to the tune of over $12,000.00. My home owner's insurance covered part of it, but I feel the contractor is responsible for the actions of his workers. Great job on the 3 car over sized garage with loft. Workers were very professional, courteous and knowledgeable. Would definitely hire again to do more work.

Paid him 135.000$ to finish modular home. Didn't finish upstairs. Wont return money and wont return calls. Workmanship was horrible. Civic default judgement.

"Went over and above for this client! House burned, they had a budget of $135k to build a 1800sf house. I gave them the Modular home at my cost. They were responsible for painting and there after according to contract. I built a huge deck for them in rear that I did due to their situation. I dropped what I was doing to help them out because they were living with her mom in a trailer. It got default judgement because my court date wasn?t on for that week on my phone and I was out of town and couldn?t be there. Everyone knows the truth. It?s not the first time for you. So enjoy. They did a much needed bathroom remodel in our home. Lloyd was extremely professional every time we had contact with him, from the initial estimate to the last day. Shawn was the employee that was here everyday. He is courteous, well mannered and tried to be as unobtrusive as possible. Tom and Dan also did work here and they were also very conscientious of the fact that a family still lived here while they were working. Lloyd started off everyday with coming into the house, surveying the work and letting the employees know exactly what they would be working on. He also made sure to keep me informed on what was going on, how it was going, what stage they were at, etc, etc. What I really liked was how at the end of the day Lloyd always came in to check out the work done himself. It made me feel as if he really had our best interests at heart and wanted to deliver a great remodel. They completely gutted the bathroom and built it back up from scratch, including electrical and plumbing. A shower/tub combo was installed, new flooring, tile, lights, vanity, toilet. They removed wallpaper and painted. Added an extra outlet. Brought everything up to code. It did come in a little over budget due to some plumbing and electrical (knob and tube! yuck) issues. They also patched a hole that our shower had been leaking through in our living room. You can expect certain things from them that I found to be great and built my confidence in them: If they say they will be there at 8:30 a.m., be prepared because they will be. They will roll out tarps onto your floor to keep the traffic areas clean. They will absolutely clean up any of their messes at the end of every work day. They will be courteous to you and your family members while in your house. They will respect your house and your property. Lloyd will keep in contact with you regarding your status, whether it be in person or on the phone. I witnessed one of them smoking outside my house and watched while he walked over to the curb, butted it out on the ground and put the cigarette butt in his pocket. No cigarette butts left in the yard! What you will NOT get if you hire them: loud music, arguing amongst themselves, messes left for you to clean up, an ulcer while you wonder about how things are going! Overall, this was a great experience. Remodeling is stressful enough without having to worry about your contractor and his crew the whole time. My husband and I have already written up our next job for Lloyd and the guys (just as soon as this one is paid off!). I very gladly shared his info with my sister who needs work done on her house. Do yourself a favor, HIRE THEM!!

Love, love, love our new bathroom and kitchen. Total remodel from top to bottom. Goes outa of their way to please the customer. Excellent work. Would highly recommend them.

Very thorough- very professional - answered all questions and calls when needed - always cleaned up after work done for the day - Also did kitchen floor-counter top- new sink-garbage disposal-2 new windows - highly recommend for price and workmanship - They care how the work is done and that is rare in today's world.
