"Randall, thank you for your feedback. We take all client concerns seriously. Looking back at the inspection report, our summary identified 27 defects and 1 major defect. Regarding the floor and structural concerns, the report specifically flagged 'Active Water Penetration' (Section 4.5.1), 'Prior Water Penetration' (Section 4.5.2) and 'Excessive Humidity' (Section 4.7.1) within the crawlspace and the need for a specialist review of the area. We also noted that the downspouts were draining too close to the house, which the report explicitly stated 'can lead to foundation/structural movement' (Section 2.4.2) and potential 'settlement' (Section 2.4.4). In each of these instances, we recommended further evaluation and correction by a qualified general contractor before purchase. A home inspector's role is to identify these 'red flag' symptoms so that specialists can determine the full scope of necessary repairs prior to closing. We regret that you are facing these costs now, but risks were documented and disclosed at the time of service."
