Each report includes a custom search of the subject property.MLS CMA radius search of 1-2 miles for the last year of active, pending, contingent and sale properties. The MLS CMA and the search data is exported from the MLS and placed in the report to create a market conditions form. Eight statistical charts and scatter graphs to show current trend lines of market conditions. This is what sets my appraisal work apart from other companies and being a Real Estate Appraiser since 1986 and a licensed Calif Real Estate Broker owner since 1980 to the present.

"Thank you Sue. This property did require a Unique Buyer due to the complexity of the home, acreage and warehouse on 4.91 Acres of land. Had several offers and I never asked sellers to reduce list price as there were many different buyers interested in this property. I just had to locate and find the right buyer."
