    Booked project in Jan... required to put down $2000+ to **hold our place**... contacted Dave in April and were told we were his **1st in line** project... crew finally showed up the middle of June to start project... required to pay another $8000+ to start work... workers only showed up only 1-2 days a week during the 8 weeks it took to complete this relatively small project, including a 2-week period where no one showed while our patio was torn up and not accessible... the subcontractor who did the stamped concrete work did a pretty good job and overall looks pretty good... biggest issue is the replacement of our backyard artificial turf that had to be folded back temporarily to access and complete the project... the retaining wall subcontractor moved the new wall in too far and the existing artificial turf no longer was able to extend up to meet the new retaining wall causing a sizable gap... preventing this from happening was discussed and emphasized numerous times before and during construction and Dave assured us that the wall would come out far enough so existing turf would cover the area all the way up to meet the new wall... this did not happen and the patch job that he and his crew did is very unsatisfactory and sticks out like a sore thumb, as do the seams which were not glued or stitched as promised... the turf looks very unprofessional and when I told Dave I was not happy with it he told me that it was** the best that he could do**...I would not recommend New Line Designs for your landscaping/hardscaping needs.

    Dave and his crew were always on time and very dependable. He answered all my questions and walked me through every step of the installation. Any and all problems that arose, Dave always took care of them. I would definitely hire him again.

    The contractor was not upfront about the fact that New Line Design was operating, preparing the bid and pricing as a general contractor and would be sub-contracting major parts of the work (almost two thirds of the contract work was done by two subcontractors); this was not clearly stated during negotiations of work to be completed, nor in the contract. The client was led to believe that all the work would be done and implemented by New Line Design. Throughout implementation and even at startup of the work, there were no plans, no brochures, no specific specifications, no material choices provided to the client (except for color choice of fence and plants), for review or approval for any of the installations despite various requests for the same. Everything on the job was improvised, bought and brought on site, and built on site. There was poor and very improvised planning of the work, the chaotic scheduling of work with no care or consideration of the clients schedule, the lack of good communication, the lack of coordination between the contractor and the sub-contractors, and the very poor work site cleanliness and maintenance of the site. The client took note of what appears to be considered normal in the construction industry of contractors running multiple jobs at the same time, and thus the client is stuck with the work crews coming and going when the contractor sees fit, not working out a proper schedule with the client. Thus a 12 to 14 day level of full time effort turns into and stretches out to 10 weeks. This is not the impression given during the sales / contract negotiation period, when the client is made believe that times mentioned are indeed the time from start to finish. Sub-contractors and landscape workers came more often at the end of the day, and/or after working on other jobs. The client notes on job implementation that most of the work was done between 4/5 pm and 7 pm - when there were multiple scattered afternoon showers and when workers are tired from working on other jobs. . Thus workers were often hurried and sloppy with implementation. The client and even the next door neighbor were left with cleaning up construction debris, packaging, boxes of screws and nails, and even tools were left behind because the workers were anxious to end the work day and get home. There were also multiple times that the client was told that workers would do x-y-z by a certain date and would show up only to find that the workers would not show up, work would be canceled. Construction cleanliness and keeping a clean and safe worksite was another issue for the client. Multiple times the client and the next door neighbor had to ask workers to be more mindful of end of day or end of week site clean-up. There were too many times that the client had to do the site cleanup or move construction materials and debris out of the way at the end of the day or over a weekend. At the end of the contract work, the client wanted to

    It is common industry practice to utilize sub-contractors for their areas of expertise, such as electricians, concrete installers, and carpenters. The use of sub-contractors was not discussed and did not have any effect on the original contract/proposal. The client selected, inspected, and approved all material, design, and layout also supervised all labor and installation of all materials throughout the entire project from start to finish. The project consisted of a custom cut and hand laid flagstone patio and walkway, custom cut and hand laid flagstone staircase, custom cut and hand laid flagstone facing and cap on staircase and porch.
