Patricia Cox Appraisal Services

The appraisal was due on September 8th and it is now the 23rd with nothing completed. She has refused to return calls or texts and has provided no updates, excuses, or reasons for the delay. This isn?t just affecting one person?my buyers, the seller of the property, and the people waiting to move into my buyers? first home are all being impacted because she hasn?t turned in the appraisal. She didn?t even know which property it was, never showed up on the scheduled date, and still hasn?t gained access. After my initial call with her, she has completely stopped responding. Unprofessional and unacceptable.

I drove 3-1/2 hours to our property to meet this appraiser who knew I had to be back on the road a few hours later. She arrived 45 minutes late. Ordered the appraisal, wrote a check for half and over a month later and it was not completed. Called and seldom got an answer. After several promises broken, thank God my check had not yet been cashed. I would not recommend using this appraisal service company.

Placed an order with Patricia for a client of ours. She said she would be more than happy to complete the appraisal. After weeks, I texted and got no response. So I called until I did. She apologized, provided an excuse but said she'd have it to me the following day. 1 week later, I had not heard from her. When I called her, she didn't remember what order we were talking about. But then she remembered, apologized again. Made the same excuse and PROMISED she'd have it to me the following day. She did not. Now I'm calling and texting and she's still dodging. Meanwhile, we have a client whose life Patricia is now affecting. Had she just turned down the order, we'd be done and closed by now. But she accepted it, won't complete it, and now wants to hide. I'll make sure everyone knows. Update: Tuesday she promised she would have it that night and once again did not do anything and did not respond to calls or texts today.
